Description

Riverside House is a handsome Georgian house presented in good condition with a pretty gardens, stable block outbuilding and separate 2 acre field. Built of red brick elevations under pantile roof the property enjoys well presented flowing accommodation across two storeys. The traditional front door leads into a stairwell with two reception rooms either side both with wood floors, feature fireplaces, one with a wood burning stove, and period features such as cornicing and picture rails. Both rooms link into a large kitchen breakfast room which is fully fitted with wall and floor units under quartz worktops and breakfast bar. The kitchen also enjoys an Aga, pantry, French doors out to the rear garden and space for a dining table. The ground floor is complete with boot room, downstairs shower room and rear porch.

Upstairs is the principal bedroom with walk in dressing room and en suite shower room. There are two further double bedrooms and a family bathroom.

Outside, the property is approached via a five bar gate onto a gravel driveway leading to the side of the house and timber stable block outbuilding consisting of two loose boxes currently used as a workshop and store rooms, and a double garage with wood burning stove. The rear gardens are very pretty and mostly laid to lawn with a central pergola and gravel dining terrace beneath. The total gardens spread to 0.23 acres and features flower beds, fruit trees, vegetable garden, mature headge borders and two sheds. To the north of the property is a separate 1.97 acre field which is left to meadow and has gated access from the road.

Riverside House is situated in the popular village of Wramplingham, about 4 miles from the market town of Wymondham which has a Waitrose supermarket and schooling at both Wymondham College and Wymondham High School. Access to the A11 is just beyond, offering access out of the county towards London, with the A47 bypass 4 miles north offering the same towards the Midlands and The North. Norwich, about 7.5 miles, offers a comprehensive range of amenities and Norwich Airport caters for both domestic and international flights. There is a regular rail service to London Liverpool Street (about 100 minutes) whilst Wymondham Station offers a regular service to Cambridge (about one hour) and to London.

The nearby villages of Barford and Barnham Broom both have good quality primary schools and Riverside House is also well-positioned for access to the Norfolk and Norwich University Hospital, the University of East Anglia and the John Innes Centre, all of which are located on the south western side of Norwich. There is also excellent schooling in Norwich with some renowned independent schools located just off Newmarket Road on the south western side of the city.
