Description
Overview ... Cont:
This property, built in the 1930s and with modern extensions, has a symmetrical facade and rendered elevations under a flared clay tile roof which, like the arched stone and brick porch, recalls the earlier Arts & Crafts style. Arranged over three floors, the property comprises five bedrooms, five bathrooms and three reception areas. The first and second floors have elongated diamond leaded windows throughout, used in bay windows and French doors. The northwest wing of the property is dominated by an over 30 ft. drawing room featuring squared pillars with an Art Deco take on classical detailing. The rear of the house overlooks its own paddocks, a tree-lined stream, and a carp fishing lake. A central brick porch with a limestone arched entrance shelters the front door which opens to the entrance hall with the staircase, a dual aspect enclosure for a coat rack, and doors to the study and cloakroom. The hall has a wooden floor and a fireplace. A door opens to the kitchen (truncated)
Ground Floor
Drawing Room
The drawing room is a well-lit, triple-aspect space measuring over 33 ft. by 26 ft. with eight windows offering expansive views over the garden and paddock land. A central feature of the room is the neoclassical Adam-style fireplace, which houses a wood-burning stove on a marble hearth and is set beneath a mirror. A canted, walk-in bay on the northwest wall features flanking windows and central French doors that open directly onto the terrace. The interior is finished with wooden flooring and intricate cornicing, including an egg-and-dart motif that is mirrored on two square-based structural pillars. These pillars define a bespoke library area: a raised platform, two steps up, lined with custom made bookshelves along the southwest wall. Twin windows flank the chimney breast and all the radiators are enclosed in lattice-fronted covers.
Kitchen/Breakfast/Family Room
The over 28 ft. by 12 ft. kitchen/breakfast room is open plan with the similarly-sized orangery-style dining area and a snug area with a bow window. The open plan space has LVT flooring and underfloor heating. Bi-folding doors run the long side of the dining area overlooking the garden with further bi-folds on a side wall and a lantern skylight ensuring natural light. Remodelled in 2019, the kitchen has bespoke fitted base and wall Shaker style units with solid oak worksurfaces and splashbacks and a matching island with under counter storage, a breakfast bar seating four, and an inset double ceramic sink with a filter tap. Four statement Neptune pendant lights hang over the island. Storage space includes glazed cabinets and a walk-in pantry with built-in shelving. Under a mantle is a four-doored electric ‘Total Control’ AGA with a ‘foxed’ mirror splashback. Integrated applicances include a Neff dishwasher and convection/microwave oven and Liebherr full sized fridge and freezer.
Utility Room
With the same flooring, the dual aspect utility room has a partially glazed door with a dog flap to the side, and built-in base and wall units with an inset sink in a solid wood work surface. Refitted in 2019, built-in cupboards house the Worcester oil fired boiler, the utility meter and space and plumbing for a washing machine and tumble dryer as well as room for a full sized fridge.
Study
Leading off the entrance hall and past the cloakroom, which has a WC with a high-level cistern, a matching basin and metro tiles, is the study. This dual aspect room, measuring 13 ft. by over 11 ft. has wooden flooring and windows overlooking the front and side. The fitted window blinds will remain in this room, as throughout the house.
First Floor
Bedrooms Two and Three
Accessed by a staircase from the entrance hall with a single turn with a window over, is the first floor galleried landing which accesses four bedrooms and the family bathroom. Bedroom two measures over 19 ft. by over 16 ft. and has French doors with flanking windows opening to the railed balcony above the drawing room bay window. There are two further windows and access through an arch to a walk-in wardrobe with built-in shelving and hanging rails. The modern en suite shower room has marble effect tiles and a double walk-in rain water shower with a glass screen. There is a WC, a bidet, a hand basin in a hanging vanity unit with a drawer and a mirror above, and a heated towel rail. Over 19 ft. by nearly 11 ft., dual aspect bedroom three overlooks the front and side and has a fully fitted en suite bathroom with a WC, a hand basin, and a walk-in shower.
Bedrooms Four, Five and Family Bathroom
Bedroom four measures over 13 ft. by over 12 ft., and overlooks the front. It has matching fitted bedroom furniture including a dressing table, two sets of floor-to-ceiling wardrobes, and a chest with cupboard space over drawers. A door accesses the en suite shower room with a walk-in shower enclosed by a glass screen and marble effect floor. There are wall tiles behind the shower and the hanging vanity unit with a modern countertop basin and a mirrored cupboard above. Dual aspect bedroom five is immediately at the top of the stairs and has windows overlooking the side and the rear garden and has sole use of the family bathroom. The five piece family bathroom has an obscured leaded window overlooking the front, a ceramic tiled floor, partially tiled walls, and a heated towel rail. There is a panelled bath with a matching basin, a bidet, and a WC; there is also a shower cubicle.
Second Floor
Principal Bedroom Suite
A staircase with turned balusters and a Velux window above accesses the principal suite which was added in 2019. The whole area is defined by being built in the eaves of the house and has numerous Velux windows, notably in the bedroom. The bedroom, which measures 32 ft. by over 14 ft. has a pair of aligned Velux roof balcony windows which open in such a way as to form an integral, railed balcony. There is a dressing area with built-in floor-to-ceiling wardrobes, a door to the separate WC, and an opening to the en suite bathroom. This dual aspect room has a Velux window incorporated in the walk-in shower area which has a metro tiled wall and a pebble-effect floor. Part of one wall has micro-mosaic effect tiles with built-in shelving. A modern roll top bath with claw feet is in the centre of the gable end beneath a Velux window. The floor has patterned tiling and there are twin basins set in Edwardian-style chrome and glass vanity units which match the bath.
Outbuildings
Garage and Office One
The two bodies of outbuildings lie to the southwest of the house, arranged around a stable yard. With double doors opening to the front drive, there is an over 32 ft. by over 25 ft. quadruple garage with space for up to six cars. It has industrial metal shelving and power and lighting connected. An internal door opens to a store and an external door to the stable yard; there is an obscured window and a concrete floor. A new oil tank is accessible via the front and there is an EVC point. Within the garage are the manifolds for the 48 solar panels with battery and inverter array, which reduce the cost of electricity to the house.Attached to the garage is Office One which has a window and a partially glazed door facing the side of the house, fitted units with an inset ceramic sink, exposed brick walls, and a wood effect floor. At the rear of the office is a further store accessed from the yard.
Entertainment Area, Gym, and Office Two
The entertainment area, measuring over 38 ft. by over 36 ft. could, subject to planning, be readily converted to a separate annexe. The newly-roofed building is accessed from the yard, has wood-effect flooring throughout and French doors with flanking windows in the family area at the rear. On the east corner are L-shaped bi-fold windows with built-in benches beneath; there is a woodburning stove with an exposed flue. A bespoke built-in island has a tiled base, a wooden worksurface above ample bar seating, and room for wine fridges on the bar side. Behind is a built-in bar with glazed cupboards above, matching wall tiles, and an inset sink. A door opens to an over 21 ft. long gym with double windows and a mirrored end wall. Double doors access a partially tiled butchery with running water. The butchery has a glazed door opening to the front, as does office two, which resembles and is fitted similarly to office one, except it has an additional window overlooking the yard.
Stable Block
Arranged around the yard and attached to the gym, is the stable block comprising four conventional stalls with windows beside and above the stable doors. There are an equestrian utility room, a tack room, and a cloakroom and light, electricity, and water are connected. The yard itself is paved with slabs and enclosed at the front overlooking the garden by post and rail fencing.
Further Outbuildings
Overlooking the manège are two open barns, one used for hay storage, and below, near the boundary is a pitched green house with a door in the gable end. To the side of the pasture below the manège is the group of inter-connected agricultural buildings (outbuilding three): the barn - an open sided concrete structure, and the barn area and the lambing barn/storage, both of which are breeze block construction with timber-framed Onduline roofs and concrete floors.
Grounds and Gardens
Manège, Five Paddocks and Carp Lake
Burcott Grange is on an elevated position with gardens and paddocks facing southeast with a manège and further paddocks and agricultural barns to the northeast. The manège measures an estimated 100 ft. by 160 ft. and is enclosed by post and rail fencing with a fibre/sand surface. The southeast paddocks descend from the garden to a wooden bridge over a stream, which accesses the picturesque carp lake with a wooden jetty. A wooded walk circles the lake and there is further paddock land beyond. Due to the lie of the land the paddocks are well drained and there are two 5000L water tanks, for agricultural use, located near the lambing barn/storage.
Gardens
The quantity and extent of the grounds mean that the house and garden feel secluded, especially in the summer due to the indigenous hedging and mature trees. The house is approached from a minor village road via a semi-circular gravel driveway curving around an area of lawn with trees. There is parking for up to a dozen cars. The rear garden is mainly laid to lawn with established trees such as silver birch and a specimen fir, and is enclosed by fencing and clipped hedges, including photinia and laurel. There are various paved terraces and patios - the paving slabs showing fossils - one with a fire pit surrounded by beds planted with wild flowers and another with a brick-built barbeque and a pizza oven, in addition there is a decked seating area. There are numerous lavender borders which attract native pollinators, and the grounds generally provide a haven for native wildlife.
