I appreciate that this is an odd heading, but I think it is actually very useful for a tenant to know what sort of landlord they will have. I have been a landlord for over 30 years and have three properties. It is my character to be fair, honest and decent. I have had many brilliant tenants over the years and only 1 that was not good. I believe that if you provide top quality accommodation and service, then you build loyalty and trust with your tenants and in return they take great care of the property and remain respectful of their neighbour's rights to enjoy their homes without noise and disturbance.
I have many ex-tenants who I am sure would give me a good reference should you wish to take one up. I feel that if I am to ask you to prove yourself, then you should have the right to ask me to do the same.
ABOUT THE FLAT
The apartment is a delightfully airy ground floor 2 bedroom flat situated in a quite modern estate only 9 minutes walk from Tooting Bec tube station (Northern line) offering very comfortable accommodation and plenty of built in storage space. It is an UNFURNISHED property and some of the photos are computer generated, based on original images prior to the current renovation, and should give a reasonable impression of what the finished project will look like.
The renovation will be completed by the 16th May and as I do not live near London, I will be organising views on Saturday 16th May only, but it is possible that I may be able to arrange some viewings from Monday 11th whilst the workmen are there. I will update the photos on this advert as the rooms become finished, so keep an eye out.
The master bedroom is a comfortable double with a built-in cupboard and storage. The second bedroom will comfortably take a single bed and all the windows will have new blinds fitted.
The property offers easy off-street parking through a resident permit parking scheme.
Tooting Common just across the road where you can walk, run or relax, along with plenty of interesting shops and restaurants in nearby Tooting High Street.
A VIRTUAL TOUR of the flat is available in the photos section and was taken a few years ago. Thankfully the horrible bathroom and red carpet have now gone, and the kitchen/living room has been opened up with an upgraded storage cupboard built sympathetically into the room. The tenant/s will be responsible for Council Tax, Water, Electricity and Telephone. It is also highly recommended that you take out your own contents insurance to protect against unforeseen accidental damage or loss.
TENANTS
A maximum of two adults, both must be non-smokers with professional jobs and able to provide a reference from a current employer showing a minimum of 2 years full time employment and proof of income. Self-employed will need to provide suitable certified accounts for the last 5 years. If you are training in London and unable to meet the criteria then a suitable UK guarantor and references may suffice.
It is important that you are house proud and keen to maintain the property in its excellent condition during your tenancy. It is just as important that my tenants respect the rights of the neighbours to enjoy their properties without noise or other complaint.
In order to conform to Government requirements regarding 'The Right To Rent' all tenants, irrespective of nationality will be asked to provide a copy of their current Passport, National Insurance Number and/or government documentation proving the right to rent prior to signing contracts. Equally, it is my responsibility to ensure that the rent is affordable with a tenant's financial situation.
