The woodland lies in a ring fence block just south of the village of Wilton between Middlesborough and Guisborough. The site has good road access via Wilton Lane to the A174 only two miles to the north.

The woodland cover is almost entirely continuous with the exception of a small grassland area by Wilton Lane with access to the public road. The woodland is mixed, but dominated by Larch, Ash and a small area of Scots Pine close to the centre.

The woodland has potential for near-term income from timber extraction or presents an excellent longer term commercial hold. Notwithstanding commercial timber production, the sale offers significant natural capital, amenity, biodiversity, and
environmental opportunities, Future management could take the form of biodiversity and habitat enhancement or commercial timber production.

There is further woodland adjoining to the west and a former fan house known as Lovell Drift Fan House, which is a Grade II listed structure and does not form part of the ownership. There is open countryside and grassland to the east and south.

The woodland does not have any formal footpaths or rights of way, with the exception of a bridleway which runs along the western boundary through the wider wooded areas towards Wilton Golf Club.
