Description

A much admired period property in the heart of Deal’s Conservation Area dating from the 18th Century.

York House, with its much admired Dutch gables, is an impressive period property situated in a highly sought after location. The house emanates history with a number of original features including original panelling, a wig cupboard, bell back fireplaces and Georgian marble mantlepiece. York House has had a varied history as a beer house called The Fishing Boat and at another time The Shah, which is reflected in an attractive etched glass fanlight positioned above the internal porch door.

The current owners have made a number of improvements including new windows, new boiler, remote heating system and refurbished kitchen and bathrooms. The house now offers well proportioned and versatile accommodation over 4 floors and is attractively presented throughout.

Entering the house via the generous front door, the ground floor offers a sitting room to the front of the house. The large rounded windows, which form a notable feature of the frontage, were an addition in the 1970s and provide wonderful light and views down Middle Street. The exposed brick back bell fireplace is a lovely feature, although currently sealed off it could be reinstated. To the rear is a family room with exposed beams and windows overlooking the garden. There is also the benefit of a useful utility area and shower room.

On the lower ground floor there is a dining room, leading through to the kitchen at the rear with new flooring, quartz worktops and a butler sink. Windows open through to the wooden framed conservatory with double doors leading out to the garden.

Off the first floor landing is a light, double aspect bathroom. The generous principal bedroom to the front again exploits the wonderful light offered by the rounded window. An original marble mantlepiece and original panelling give the room an elegant feeling. A second double bedroom to the rear is open to the roofline with a large cupboard built-in around the chimney breast. To the second floor there is a further large double aspect bedroom, with a small hand basin.

OUTSIDE

From the conservatory French doors leads out to a lovely fully enclosed west facing garden. The garden has been most attractively landscaped with a flagstone patio bordered by well stocked flowerbeds with an array of bulbs and shrubs including lavender, hebes, roses and tulips. A path leading down to a gravelled area with a small pond and the substantial wooden framed studio situated at the bottom of the garden. The studio has a concrete floor and light and power connected making a very versatile space. A door on the rear wall leads out to a pedestrian alley which goes through to New Street and Ivy Place.

About Bright and Bright, Deal

29 Victoria Road, Deal, CT14 7AS
Industry affiliations:Industry affiliation logo 0

BRIGHT & BRIGHT is one of the oldest estate agencies in Kent, having been established over 100 years ago.

Roger Bright and his mother took over the established business of Frank Day & Co in 1952 and renamed the firm Bright & Bright. The history of Frank Day & Co can be traced back to just before the First World War with the firm moving to the present offices in Victoria Road in 1937. In the 1980s the business was sold to Mrs Pam Long. She then sold the business to Brian Thorpe who developed and expanded it further until 2012.

In April 2012, the business was taken over by the Colebrook family. Nigel Colebrook has over 50 years experience in estate agency and a very full and expansive knowledge of East Kent, its properties and the people who live and work here. Over the years he has dealt with some of the most important sales of individual, period and country properties (including The Salutation in Sandwich) in East Kent.

In April 2014 Nigel's daughter, Becky Lead, joined Bright & Bright and became a director.

The policy of the business is to provide a personal and professional service specialising in the sale of period homes, individual and country properties together with marine residences and cottages throughout the East Kent Area. Whilst retaining the firm's traditions and reputation, Bright & Bright keeps a keen eye on market trends and the future as Agency moves forward in the internet age and digital marketing.

Our agency has established itself as THE boutique agent to go to in Deal.
