Description
The house has been a family home for some period of time, and in more recent years it has been rented out. The building is Grade II Listed, considered of architectural and historical merit, but has been significantly extended at the rear of the house, about fifty years ago.
The accommodation is well proportioned with some very generously sized reception rooms and bedrooms. Of particular note is the size of the drawing room, which overlooks the garden. As well as extensive reception rooms, there is a kitchen/breakfast room and a useful games rooms, office and general utility area.
An elegant staircase leads from the hallway to the first floor where there are six bedrooms and, on the landing, a staircase which leads to three inter-linked attic rooms.
Adjoining the house is a timber framed barn which might be older than the farmhouse. It is weather boarded and could be a small annex or additional office with some reasonable expenditure. At the front of the house there is a generous parking/turning area and a range of period outbuildings which include garage and four cars and a large store and workshop.
The rear gardens are west facing and are simply arranged and laid to lawn with some well-established trees including a Mulberry, and the garden backs onto agricultural land which is in the ownership of the current vendor. There is adjoining working farm which will remain. The farm has a separate access to the east of Stonards Farm.
Mains water and electricity. Oil fired heating. Klargester bio disk (private drainage system).
High Wych is a small East Hertfordshire village with a public house and primary school just outside the larger town of Sawbridgeworth, which provides a good range of shopping, school and recreational facilities, with more comprehensive facilities being available in the nearby market town of Bishops Stortford to the north (6 miles) and Harlow to the south (4 miles). Sawbridgeworth is well located for the commuter, with its own mainline railway station with services to London Liverpool Street (35 minutes). The M11 motorway may be accessed both at Bishops Stortford (J8 7 miles) and Harlow (J7 5.5 miles) connecting with London, the M25, Cambridge and the Midlands.
