Description

The Property:

Hope House is a superb detached Georgian house with a rich history dating back to the 1740’s. The property has classically proportioned and well decorated rooms synonymous of the period, behind a striking red brick façade with inset windows with sash openers and under a clay tiled roof. An elegant entrance hall with a beautifully fitted oak floor creates a welcoming feel, with entrance doors both to St Peter’s Street and the garden. There are three large reception rooms; the first, currently a large formal dining room, provides a pleasing dual aspect with large sash windows, exposed oak floor and an impressive open fireplace. The drawing room has a bay with French doors that open into the garden and an open fireplace, flanked by beautiful arched alcoves with fitted bookshelves. The open plan kitchen/breakfast room is certainly the heart of the house; designed by Martin Moore and fitted with a comprehensive range of hand painted ‘in frame’ units and appliances, including an electric Aga and a separate Neff oven and gas hob and large central island, both the wall and the island units are topped with granite counters. The kitchen is open plan through to a breakfast room, creating an ample everyday dining space. There is also a wood burning stove and from here there is access to a sitting room. The kitchen opens into a superb garden room incorporating large sash windows and doors into the garden which really brings ‘the outside in’, with a central roof lantern and a gas fired stove. A cloakroom and access to the original cellars complete the accommodation at this level.

Both the upper floors provide versatility. The first floor provides a super principal bedroom which extends to 19 ft, with a dual aspect not only of views over the gardens but beyond to the church grounds. There are fitted wardrobes and an ensuite bathroom with a bath and separate shower. There are three further bedrooms, one with a separate laundry room as well as a separate dressing room and shower room, completing this floor. To the second floor are two further sizeable bedrooms, the larger having an adjoining nursery, there is also a large bathroom.

The property is situated at the end of a quiet, no through single track lane that leads to St. Peter’s Church. Approached through a pair of electrically operated gates onto private driveway parking which leads to a detached double car barn and garage/workshop. The gardens wrap around three sides of the property and have been well designed with well-stocked shrub and rose beds and a row of cherry trees and espaliered apple trees. A centralised pond and fountain feature set within a gravel circle emulate the symmetrical façade of the north elevation. Extending to about one third of an acre, most of the gardens are laid to lawn with a globe water feature, irrigation system, and two garden stores, one with a gardener’s W.C.
