Seller Insight:

What is your favourite room in the house and why?

The kitchen really is the heart of the home and is our favourite room, but a close second would be the drawing room, which is wonderfully peaceful with fabulous light.

Who do you think would be the next ideal owner?

This house is very much a family home and we’re never happier than when all the grandchildren are here, but it is also a very easy house to live in as a couple.

What do you love most about the house and why?

It is spacious and light, with exceedingly nice neighbours!

What do you love about the local community?

The local community could not be more inclusive or friendly and thriving - not that it’s ever forced upon you!

How easy is it to commute from here?

Very easy – Pewsey is 3 miles away with main line to Paddington and we’re within easy reach of M4 or A303.

What made you choose the property over others that were available at the time?

We had always lived in ancient houses, and Priest Croft provided the traditional design we love, but with all the mod cons of a modern property.

Summary:

Internal Accommodation:

Constructed in 2014, Priest Croft is a well-designed modern home with abundant charm. A large welcoming hall boasts attractive limestone tiling, extending through to the large kitchen/diner at the rear of the property. The triple aspect sitting room is of an excellent size for larger gatherings and whilst flooded with natural light, the log burner can provide a cosy ambience for the colder and darker winter evenings. The downstairs bedroom 5 is currently in use as a study, but if required the adjacent and spacious WC could easily be converted to a shower room. The fabulous kitchen and dining room at the rear of the property is again triple aspect and is the current owner’s favourite part of the house. It’s not difficult to see why! Fitted with Bosch appliances including dishwasher, 2 fan ovens, steam oven, microwave and induction hob, additional benefits include superb cupboard space and expansive work surfaces. A well-appointed utility room and can be found directly off the dining are, as can double doors leading onto a sunny terrace covered with a sturdy pergoda draped in the colour and vibrancy of an established wisteria.

To the first floor are four double bedrooms, all fitted with built in storage. As with the downstairs, the two largest rooms are triple aspect and also benefit from ensuite bathrooms. The main family bathroom, like the ensuites, is presented in excellent condition, with limestone tiling and high-quality sanitary ware.

Garage and Studio:

The substantial double garage has parking for 2 vehicles directly in front, and an additional bay to the side of the garden provides ancillary parking. In addition to the garden store, the first floor of this building has been converted into a studio and would make a superb home office.

Outside:

Enjoying an elevated position, set on top of a bank, Priest Croft has commanding views over the fields below, and one can also see Martinsell Hill, a real feature of the landscape and the site of an iron-age hill fort. The wrap around garden is well-stocked and now established silver birches and a weeping willow provide excellent privacy from neighbours to the rear.

Location:

Nestled within the heart of the Vale of Pewsey, the picturesque village of Wootton Rivers is one of Wiltshire’s most charming and sought-after rural settings. Surrounded by rolling downland countryside and designated Areas of Outstanding Natural Beauty, the village enjoys an idyllic position between the thriving market town of Marlborough and the well-connected village of Pewsey. Rich in character, Wootton Rivers is renowned for its period cottages, tranquil lanes and unspoilt countryside, offering a quintessential English village lifestyle whilst remaining exceptionally well connected.

The village itself benefits from a strong sense of community, centred around the historic village church and traditional public house, whilst nearby Pewsey provides an excellent range of day-to-day amenities including independent shops, cafés, supermarkets, leisure centre, medical facilities and a mainline railway station with direct services to London Paddington in approximately one hour. The historic market town of Marlborough, famed for its wide High Street, boutique shopping and restaurants, lies just a short drive away.
The surrounding countryside offers exceptional opportunities for walking, riding and outdoor pursuits, with nearby canal towpaths, bridleways and the ancient landscapes of the North Wessex Downs all within easy reach.

Wootton Rivers is particularly well placed for schooling, with a superb selection of highly regarded state and independent schools nearby. State options include St John’s Marlborough, a highly regarded secondary school and sixth form in Marlborough, together with village primary schools in the surrounding area.
The area is also exceptionally well served by renowned independent schools including Marlborough College, Dauntsey’s, St Francis, Pinewood School and St Mary’s Calne, all of which are within comfortable driving distance.
