Description
The property’s current lucky resident has owned, enjoyed and sensitively-improved this flexible and beautiful space for a decade. During her creative and careful custodianship, it has played host to pop-up events, gigs, plays, exhibitions, supper clubs and more for the SE-London community. Back through the decades it has been many other things to its neighbours – including a popular cafe and a boutique dress shop.
There is obvious potential to substantially extend should you wish to further develop in the future.
The location? It is fantastic. You are on pleasing high ground on gorgeous Grove Lane (within the highly prized bounds of leafy Camberwell Grove Conservation Area), just a three minute walk from Denmark Hill Station (regular and Windrush line services, Fare Zone 2). Central Camberwell is your closest town centre. East Dulwich, Peckham, Brixton, Herne Hill and Dulwich Village are all easy to walk, bus or cycle to, too.
Open your central part-glazed painted timber front door (with cute benches either side, under that pretty awning) and you arrive in a natural gallery/shop space, which works equally well as a reception room. It is 14 feet by over 13 feet. Tri-folding doors separate you from or unite you to your generous open-plan reception/kitchen space. This runs over 23 feet to French doors out to your east-facing and low-maintenance ‘city’ garden.
The reception/snug area has custom-made storage in a timeless style, in the form of shelves and cupboards. Your fitted kitchen has glossy modern units to two walls (appliances including dishwasher are yours to keep as part of your purchase). As throughout, lights are recessed.
Your paved and part-walled garden is a notably peaceful and private space, complete with a brick-built shed/outhouse.
The ground floor has a neat and discreet shower room/downstairs w.c. It is cleverly tucked away in an under-stairs position. Traditional-style fittings and brick-style tiling bring a stylish touch.
Up the stairs and your principal bedroom with French doors and Juliet balcony rests at the back of the building. The bright and calm room is over 11 feet by 10 feet, with roofline-set glazing optimising your space and light. A smart en suite shower room with hexagonal wall tiling is accessed via a space-saving barn door.
Across the hall is your second double bedroom (of over 10 feet by nearly 12 feet), with a built-in closet to one corner.
Getting around? It is so easy. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), are all quickly reached from either Denmark Hill Station or East Dulwich Station. Bus travel is great from this location as well.
For green space, local parks include Ruskin Park, Warwick Gardens, Burgess Park, Peckham Rye Park and Common, Goose Green and Brockwell Park (with lido!). Lettsom Gardens is also a top local secret space with woodland and allotments (get your key for a nominal yearly fee).
Your immediate locale is abuzz with rich cultural activity. Local hotspots include The Kerfield Arms (now with Michelin star!) and Vogue’s favourite book shop – LaLa Books – serving coffee and hosting poetry and literature events. Next door to LaLa, you have Theo’s (a fabulous pizza joint). New independent café Saphi has just opened by the station. And award-winning Camberwell Arms and Silk Road are all within 10 min walk.
On Camberwell Church Street, strong staples and newcomers include Gladwell's, Veraison Wines, Little Cellars, Nandine with TOAD bakery and South London Gallery being a little further. Zen yoga and Basic Space (Yoga and Pilates) are both a 10 minute walk.
Other local pubs include The Phoenix, The Grove House Tavern, The George Canning, Hermits Cave and Stormbird.
East Dulwich’s Grove Vale and Lordship Lane are close for such delights as Dulwich Pucturehouse, Blackbird Bakery, The EDT, The Cheese Block, Brothers, Mons, Moxon’s and SMBS, plus a couple of M&S Food Halls (there is also a big Sainsbury’s store by ED Station, next to Dulwich Hamlet FC).
In nearby Peckham, Bellenden Road bursts with gastro-destinations. We love Ganapati, Artist and The Begging Bowl. The General Store and The Sourcing Table are also worthy of mention. Rye Lane is also close for Peckham Plex Cinema, Forza Wine, Peckham Levels, The Bussey Building and loads more.
