Description

Set along a picturesque avenue lined with apple and cherry trees, just east of Hove Park in Goldstone Valley and moments from Three Cornered Copse, Foxtails is ideally positioned for family life. Lovingly maintained for 38 years by only its second owners, this Cook built property has been expertly cared for, modernised and extended since it was built in 1934.

The handsome exterior creates an immediate impression, with an original oak framed porch and front door. Inside, a bright and spacious hallway with French Oak flooring leads through to the main living areas. The dining room is a versatile space, suitable as a second reception room, home office, playroom or formal dining area, centred around a cast iron fireplace. Pocket doors connect this space to the main lounge, allowing flexibility between open plan living and a cosier setting.

The west facing lounge is filled with natural light. There is an Eco-Stove burning wood that sits within the Carrera marble fire surround.  French doors and floor to ceiling windows overlook the west facing garden. There is also the added benefit of an existing steel beam between the living room and kitchen, offering potential for further open plan living, subject to the necessary consents.

The kitchen/breakfast room is a bright and sociable space, with French oak flooring, aqua Corian worktops and cream cabinetry. A peninsular island with Neff gas hob, oven and microwave creates a natural hub for cooking and entertaining. A separate utility area provides space for laundry appliances, keeping the main kitchen uncluttered, while a convenient cloakroom sits just off the utility.

Connecting to the utility is a useful store with electrics providing a space for bikes and sports equipment, this space contains the gas boiler and Megaflo hot water tank.

Upstairs, a striking atrium with triple glazed skylight above the staircase fills the landing with light and creates a real focal point. The galleried landing leads to four double bedrooms (two with balconies), a family bathroom and a separate shower room.

The principle suite enjoys a luxury Neptune ensuite with shower, a marble double vanity unit with drawers, w.c. and Amtico flooring. This main bedroom has a good array of fitted wardrobes and floor to ceiling French doors, leading to a spacious west facing balcony, ideal for relaxing while enjoying evening sunsets.

A loft with a Velux window, light and power provides options for storage as well as further development subject to necessary consents.

Stepping through French doors in the lounge or the kitchen, the West facing garden is a joy. Being open to the south, views roll down the hill towards the sea and sunlight is ever present even when it is lower in the winter sky, raised plant beds feature mature perennials and established plants as well as silver birches toward the back of the garden for added interest. A generous patio enjoys space for alfresco dining and for days when the sun is too hot, a remote-controlled awning cools down the kitchen and patio.  An attractive garden room offers a versatile fun space. Currently used as a bar, the double-glazed garden room with light and power has its own deck. A remote-controlled lighting system allows the evening enjoyment to continue after dark. There is also a useful garden shed.

Woodland Avenue is a highly sought-after residential road in the heart of Hove, known for its tree-lined setting and attractive mix of period and modern homes. The area offers a great balance of tranquillity and convenience, with Hove Park just moments away providing open green space, sports facilities and a popular café.

Well regarded local schools are within easy reach, making the area particularly popular with families, while nearby Church Road and Goldstone Valley provide an excellent range of shops, cafés and everyday amenities. Hove mainline station is also conveniently close by, offering direct links to London and destinations along the south coast, ideal for commuters.

The property is ideally positioned for easy access to the A27 and A23, as well as Brighton & Hove city centre, the South Downs and the coast.

What the vendor says:

We have lived in our lovely house for nearly 40 years. We have loved, cherished and improved it over those years. It occupies one of the best positions in the Avenue, with stunning Westerly views of the valley and coast. The sunsets have to be seen to be believed. The access to local amenities via the twitten nearby and crossing the Three cornered Copse is a great asset. You can also walk to the fantastic Hove Park from there. It is a great house which we have entertained friends and family in for many celebrations. We will really miss 'Foxtails' but it is time for us to hand it over to its next custodian (who will be only the third owner) whom we hope will love it as much as we have.
