Description

Beautifully presented, this aptly-named modern stone-fronted detached home is situated at the end of a small lane within the semi-rural hamlet of Coalburns benefiting from far-reaching countryside views towards the Cheviot hills.

Built in 2022 - with an excellent energy efficiency rating (B, 85) - this unique and charming home maximises its location and the far-reaching rear views with the living area on the first floor, including a spacious and well-appointed living/dining room that opens into the stylish kitchen/breakfast area and has French doors out to a balcony, which is an amazing vantage point for those views towards the Cheviots.

The covered entrance into the cottage leads into a spacious reception hall, which provides excellent flexibility for use as a home office area, music room, library or additional living space and provides access to the bedrooms and the bathroom. The larger bedroom is situated to the rear, with fitted wardrobes and French doors out to the garden, while the beautifully styled bathroom combines modern luxury with a traditional tweak and includes a walk-in shower cubicle and a free-standing feature bath. There is also a practical and convenient utility room with fitted units and worktops, a sink and plumbing for a washing machine, with a door to access the rear garden.

A staircase leads up from the hall to the open landing, which has built-in storage and a door to the sizeable wash room/W.C. – these two areas could potentially be combined (with the require consents) to create an additional room / bedroom. To the rear is the impressive open-plan living and dining space with two sets of French doors opening out onto the balcony, making the most of the splendid views. The open-plan kitchen and breakfast area is fitted with stylish contemporary units and wooden worktops and breakfast bar, with integrated appliances including an electric double oven, induction hob with extractor over, fridge/freezer, slimline dishwasher and ceramic sink.

There are attractive low maintenance gardens to the front and rear, with a sandstone patio and paths to both sides leading around to the two-tier rear garden that has a patio area, artificial lawn, decking and a cosy wooden cabin with a central fire pit and bench seating. A pebbled driveway to the front provides space to park two cars.

The house has UPVC double glazing and gas central heating, via combi. boiler, and comes with the remainder of the 10-year NHBC warranty, until 2032.

Location -
Situated off Lead Road, at the south-west edge of Ryton and Greenside, Coalburns Cottages is one of a handful of addresses within the semi-rural hamlet of Coalburns. There is a local pub, the Fox & Hounds, just along the road (colloquially known as 'The Coalies') and it is located between the Tyne and Derwent Valleys, with shops, amenities and facilities in the surrounding villages and towns(Greenside, Crawcrook, Ryton & Prudhoe) and with access to Newcastle to the east and Hexham to the west, along the A695 and A69. Newcastle city centre is approximately 9 miles away, and there are train stations in Prudhoe, Wylam and Blaydon, along the Newcastle to Carlisle line.
