The flats are so well designed and have been kept in really good condition! They are furnished just enough to allow you to move straight in, whilst still giving you the opportunity to make it your own. I love the design, facilities and the property management. Everything is so lovely, a very comfortable place to live with an indoor gym and a communal work place. I live on my own and one of my biggest concerns was safety - i have always felt very secure here and the area around the building is also nice.

Reconsider if you have high standards on service and maintenance.

I have rented a two-bedroom apartment at Box Makers Yard for the past four years. When I first moved in, one of the key reasons I chose the development was the advertised concierge service. I have a demanding career and live alone, so having an onsite team able to assist with grocery deliveries, dry cleaning and other practical matters was genuinely valuable. Over the years, I have overlooked a number of smaller issues because the reception team was always helpful and professional. Unfortunately, the quality of service and building maintenance has noticeably deteriorated over the past year, while rents continue to increase. Some examples: • Reception is frequently unattended. The front desk is often empty, with staff behind closed office doors, requiring residents to knock for assistance. • The gym is not maintained to the standard expected of a premium residential development. While residents should clean up after themselves, management does not appear to proactively monitor the space or remove rubbish when it becomes untidy. • Empty delivery boxes and opened parcels are regularly left in public corridors. Despite repeated complaints, there seems to be little visible effort to carry out routine checks or enforce building standards. • Management is no longer willing to receive grocery deliveries, even for a short period while residents travel home from work. This was previously one of the practical benefits of having a concierge service. • A recent request for an air filter replacement was met with the question, “Have you tried cleaning it yourself?” This was surprising, as residents had previously been informed that filter replacements could be requested every six months through management. • I also requested that wall cracks within the apartment be repaired and was initially asked whether it was really necessary. It was only after I mentioned that I had just committed to another two-year lease that the repair was agreed to. Routine maintenance should not feel conditional upon a tenant’s future commitment. • The newer staff members generally do not demonstrate the level of service one would associate with a concierge team. The role feels increasingly administrative rather than service-oriented. My frustration is not with any single incident but with the overall decline in standards. Premium rents should be matched by premium service and proactive building management. At present, it feels as though residents are paying more each year while receiving less in return. The location and apartments themselves remain attractive, but prospective tenants who value strong concierge support and responsive property management should be aware that the service experience may not match expectations.

Good place to live with useful facilities and helpful staff

Overall, Box Makers Yard is a good place to live. The building has a modern design, the apartments and communal areas feel clean and well planned, and the facilities are useful for everyday life. The parcel room is convenient, the rooftop terrace is a nice space to relax, the gym is handy to have in the building, and the working space is a useful option when working from home. There is also a small self-service snack shop in the working space, which is a nice little extra. The location is very convenient, especially being close to Temple Meads station and within walking distance of the city centre. The front-of-house and management teams are generally friendly, professional and helpful. Cosmin from the front-of-house team deserves a special mention, as he has always been approachable, helpful and pleasant to deal with. There are some areas that could be improved. The underground parking gates seem to fail quite often, which can be frustrating if you use the car park regularly. Some maintenance issues also feel like they could be resolved more permanently rather than temporarily. That said, the overall experience has been positive, and the building feels comfortable, safe and well managed most of the time.

Box Makers Yard is always clean, well maintained and welcoming. The facilities are great, and the staff are excellent. Cosmin especially stands out; he is friendly, kind and helpful to everyone. He feels more like a friend than staff and truly makes the place better.
