Approval of the details of the means of scale and appearance of the site (hereinafter called 'the reserved matters') shall be obtained from the Local Planning Authority before any development is commenced.
Plans and particulars of the reserved matters referred to in Condition 1 above shall be submitted to the Local Planning Authority in writing and shall be carried out as approved.
Application for the approval of reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission.
The development hereby permitted shall be begun not later than the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the latest such matter to be approved.
The number of dwellings shall not exceed 1.
The development hereby permitted shall be carried out in accordance with the following approved plans insofar as access and layout only: PP1000 Revision E.
No development shall commence until full details of the foul and surface water drainage arrangements for the site have been submitted to and approved in writing by the Local Planning Authority. The drainage details shall be constructed as approved before any part of the development hereby permitted is brought into use.
No development shall take place (including any site clearance, groundworks or demolition) until an Arboricultural Method Statement (AMS), Tree Protection Plan (TPP) and details of protective buffer zones for the retained trees have been submitted to and approved in writing by the Local Planning Authority. The submitted details shall demonstrate how the retained veteran trees, including the beech and horse chestnut, will be protected in accordance with BS5837:2012 and shall include buffer zones appropriate to veteran trees, having regard to current standing advice for ancient woodland, ancient trees and veteran trees (Natural England and Forestry Commission, January 2022). The development shall thereafter be carried out in full accordance with the approved details, and the protective measures and buffer zones shall be installed prior to commencement and retained for the duration of construction. No works, including excavation, level changes, storage of materials, or construction activities, shall take place within the approved buffer zones for the duration of construction.
The Biodiversity Gain Plan shall be prepared in accordance with the Statutory Metric calculation iteration 3 dated 06 February 2026 and prepared by Carolyn Smith.
The development shall not commence until a Landscape and Ecology Management Plan (the LEMP), prepared in accordance with the approved Biodiversity Gain Plan and [Add any relevant section of Ecology report to capture species enhancements] has been submitted to, and approved in writing by, the local planning authority and including: a) b) c) a non-technical summary; the roles and responsibilities of the people or organisation(s) delivering the HMMP; the planned habitat creation and enhancement works to create or improve habitat to achieve the biodiversity net gain in accordance with the approved Biodiversity Gain Plan; d) the management measures to maintain habitat in accordance with the approved Biodiversity Gain Plan for a period of 30 years from the completion of development; and e) the monitoring methodology and frequency in respect of the created or enhanced habitat to be submitted to the local planning authority, The habitat created and/or enhanced and retained shall be managed and maintained in accordance with the approved LEMP for a period of 30 years from the completion of the development. Monitoring reports shall be submitted to local planning authority in writing in accordance with the methodology and frequency specified in the approved LEMP.
Prior to the first occupation of the development hereby permitted 2.4 metre wide parallel visibility splay (as measured back from the near edge of the adjacent highway carriageway) shall be provided across the whole of the site's roadside frontage. The splay(s) shall thereafter be maintained at all times free from any obstruction exceeding 1.05 metres above the level of the adjacent highway carriageway.
Prior to the first occupation of the development hereby permitted the proposed access / on-site car parking / waiting area shall be laid out, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
Notwithstanding the provision of the Town and Country Planning (General Permitted Development) Order (2015), (or any Order revoking, amending or re-enacting that Order) no gates/bollard/chain/other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved in writing by the Local Planning Authority.
Notwithstanding the details of the approved plans, prior to the first occupation of the development hereby permitted, full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority. These details shall include finished levels or contours, hard surface materials, refuse or other storage units, street furniture, structures and other minor artefacts. Soft landscape works shall include planting plans, written specifications (including cultivation and other operations associated with plant and grass establishment) schedules of plants noting species, plant sizes and proposed numbers and densities where appropriate. All hard and soft landscape works shall be carried out in accordance with the approved details of condition 14. The works shall be carried out prior to the occupation or use of any part of the development or in accordance with a programme to be agreed in writing with the Local Planning Authority. Any trees or plants that within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species as those originally planted, unless the Local Planning Authority gives written approval to any variation.
