Description

Description - Croome Cottage, a charming Grade II listed thatched cottage set at the heart of the sought-after Warwickshire village of Stoneleigh.

Its timber-framed and red-brick façade, dressed beneath a perfectly maintained thatched roof with its signature scalloped ridge, announces itself with the quiet authority. Framed by climbing plants and flowering pots at the entrance, its street presence is nothing short of picturesque.

THE INTERIOR

Step inside and Croome Cottage reveals a quite extraordinary sequence of spaces. Exposed oak beams sweep across ceilings throughout, their irregular profiles and warm honey tones setting the tone for interiors that feel genuinely irreplaceable. The principal living room, measuring a generous 18’1 x 17’3, is centred upon a handsome wood-burning stove set within an inglenook alcove of rough-hewn stonework. French doors draw light and garden views deep into the room, while an antler chandelier and natural light-oak flooring speak to a sensibility that values authenticity above all else.

The kitchen is a study in rustic refinement. Cabinetry with hand-forged ironwork hardware sits beneath a characterful ceiling of intersecting beams and angled structural timbers. A substantial range cooker commands the cooking wall, while a Belfast sink beneath the window and a stable door opening to the outside complete a room that feels as though it belongs to another, more considered, age. Chequerboard flooring in slate and cream adds just the right note of visual drama.

The separate dining room provides an elegant setting, ideal for candlelit entertaining or quiet family dinners, with direct connection to the living room beyond.

The first floor is arranged across what is effectively two distinct wings, a layout that speaks directly to the property’s evolution over centuries. Five bedrooms are accessed via a rare double staircase arrangement, with separate stairwells rising from either end of the ground floor plan: one from the entrance hall and one from the dining room. This not only reflects the age and organic growth of the cottage, but offers a practical versatility that more conventional homes cannot replicate with the secondary wing comprising two bedrooms well-suited to guests, older children, or a home working suite with a natural degree of separation from the main household.

The principal bedroom extends to an impressive 17’1 x 13’6 and sits at the heart of the first floor alongside Bedroom 2 at 17’1 x 9’0 and the more intimate Bedroom 3.

Bedrooms 4 and 5, served by the secondary staircase, offer flexibility that larger families and those with multigenerational living in mind will find particularly compelling. A family bathroom serves the main wing, with ground floor facilities including a dedicated shower room and utility room ensuring that the practicalities of modern life are thoughtfully accommodated without compromise to the property’s spirit.

THE GROUNDS

Seen from above, the full picture emerges. Croome Cottage sits within mature and lovingly maintained gardens that extend to an open rear lawn covering over 1/3 of an acre which is increasingly rare in a village setting. Immediately around the house, a generous gravel courtyard has been planted with established topiary, flowering borders, a space for all seasons rather than merely summer evenings. A substantial detached outbuilding provides garaging, storage and potential for further adaptation, subject to appropriate permissions. there is ample parking to both sides of the home.

Sellers Story - For the past 22 years, this has been far more than just a house; it has been a wonderful, cozy, cottage-styled home where our family has truly thrived. Living in this beautiful medieval cottage, with its historic timber and brickwork, has provided us with a lifestyle we’ve cherished deeply. It is a place built on memories of children growing up, landmark birthdays, and endless celebrations. We’ve found so much joy in hosting, and the house has always felt at its best when filled with the laughter of dinner parties and family festivities.

The space is incredibly versatile and nurturing; while it feels warm and intimate, it is also spacious enough to facilitate a family as children grow older and need their own room to breathe. Outside, the large garden has been a sanctuary for us and a fantastic environment for our dogs. While the summers are simply amazing in that garden, every season has its own charm in this homely environment. We’ve particularly loved the many wonderful local walks right on our doorstep, and having ample parking has meant we’ve never had to worry about space when guests visit.

The moment we viewed this property it felt right, that it was the one for us after searching for a long period of time. After over two decades we can safely say we made the right choice for us and our growing family who have all now flown the nest.

The lounge is undoubtedly our favourite room. It is the heart of the home a warm, inviting space where we can truly chill out, relax, and watch TV together. It’s incredibly homely and cozy, making it the perfect place to unwind after a long day.

The house has hosted so many landmark birthdays, family festivities, and lively dinner parties. However, Christmases here are truly magical. The cottage looks just like a festive postcard, providing a stunning backdrop for our family meals and celebrations. Those holiday memories, with the house filled with laughter and warmth, are ones we will treasure forever.

We have most enjoyed the versatile lifestyle this home offers. From the "amazing" summers spent in the large, meticulously tended garden to the wonderful dog walks through the beautiful Stoneleigh village right on our doorstep, it has been a joyous place to live. We’ve also loved how easy it is to host friends and family; having plenty of parking and a spacious interior means we’ve always been able to involve our loved ones in our home life without ever feeling cramped. Given the central location we are only a short drive to all the local towns have to offer. This location is ideal for all the shopping available within a short drive including local markets and countless activities, restaurants and bars.

We will miss the soul of this home and the wonderful, the toasty winter evenings relaxing in front of the stone inglenook fireplace with flames and embers glowing in the log burner and low mood light with flickering candles. Also, the kind and welcoming communities, in our part of Warwickshire. We are only selling because we are ready to downsize and move toward our older age, handing the keys over to the next "custodians" of this beautiful historic property. We hope the next family finds as much happiness and fulfilment here as we have.
