The Property
Built in 2010, this family home has been more recently improved and updated by the current owners, providing deceptively spacious accommodation that is beautifully presented. The ground-floor benefits from zoned underfloor centrally heating (oil fired), with radiators upstairs. Radiating from the central hallway there are three receptions rooms, as well as the kitchen/breakfast room with bi-fold doors leading out to the South-facing rear patio. The kitchen is well-appointed with fitted & integral appliances, as well as having plumbing in situ for a washing machine in the side store cupboard under the stairs.
Upstairs there are four well-proportioned bedrooms, three of which have fitted wardrobes. The principal bedroom has an en suite shower and the family bathroom is fitted with both a shower and separate bath. Above the landing there is access (drop ladder) to the loft, which is part-boarded with power/lighting.

Location
Essendine is a small Rutland village equidistant between Stamford and Bourne, with a church and village hall, as well as the award-winning Mallard Point single estate vineyard & distillery. The neighbouring village of Ryhall, just over a mile to the South, has a village shop with post office, several pubs, playing fields (with tennis & bowls clubs) and a primary school.

Outside
Hamilton House is in an elevated position off Bourne Road, with a front lawn leading up to the house with pathway to the side leading to the entrance doorway. Beyond a side gate leads to the rear South-facing garden with patio area and small lawn. Beyond the garden there is parking for two cars, accessed along a shared lane leading off on the right a short distance along from Meadowpark Ridge Industrial Estate access road.

Directions
From Stamford take the A6121 to Bourne, past Ryhall and then uphill towards Essendine. On entering the village, continue along, following the right-hand bend downhill and a short distance along Hamilton House is positioned on the right-hand side.
