Description

A beautiful Georgian Farmhouse near Southwold

Description

This beautiful Georgian house is principally early eighteenth century and retains many original features, including sash windows and the old, half glazed entrance door with a Gibbs surround. There is a wealth of old timber and plaster mouldings within the house. The generous entrance hall at the heart of the house leads to wonderful, well-proportioned reception rooms, a spacious double aspect kitchen, a boot room and cellar. The drawing room is especially elegant, wide bay windows overlook the gardens and there is a fine wooden chimneypiece with fluted columns. The study has direct access on to the rose garden. The dining room, opposite the drawing room, has a fine marble chimneypiece with a useful preparation room which connects to the kitchen.

The grand old pine staircase in the entrance hall leads to the first floor and four generous double bedrooms. The principal bedroom, which sits over the drawing room is large, has windows on two sides looking out to the garden and fields beyond. The attic provides good potential for additional bedrooms and bathroom accommodation, subject to necessary consents. In all the rooms, the windows are large, the ceilings are high, and light floods in.

The house access is by a quiet country tree lined lane which leads to Southwold, with no through traffic using it. There is abundant wildlife, owls, hares, very many birds, with swallows nesting in the outbuildings. There is a wood on the other side of the lane to the house which lies within the curtilage.

Beside the house is a converted barn with accommodation and a superb vaulted sun room, ideal for entertaining. This room has a large open fireplace and the south facing wall of windows and doors opens onto its own terrace. This room has a small, separate kitchen and WC.

The south and west facing gardens and grounds of Wood Farm are exceptional, completely private, peaceful and not overlooked. There is a terrace, many large and interesting trees, two ponds, greenhouses and a good tennis court. To the west is a partially walled rose garden and to the rear is a further area of lawns. There are extensive outbuildings include garage, barns and cart sheds. A large mature wood across the lane (not road) lies within the curtilage of the property.

Location

Surrounded by farmland, Wood Farm occupies an idyllic rural setting on the east coast of Suffolk, 3 miles from Southwold, the popular coastal town. Reydon Wood Nature Reserve, an ancient coppiced woodland of nearly 40 acres, famed for its bluebells and perfect for walks, is just over half a mile away.

The well serviced, pretty village of Wangford, is also close and offers useful amenities including a post office, village shop, farm shop, doctors’ surgery, The Angel Inn which is popular and community centre with tennis courts. Southwold is a delightful seaside town and home of the iconic 19th century lighthouse. It has a superb array of amenities including a unique small cinema, independent shops, restaurants and public houses; The Crown is particularly well regarded. The Southwold Arts Festival is an annual celebration of literature and the arts.

The renowned Minsmere RSPB reserve is close by. In the immediate area are many delightful country lanes lined with ancient oak trees, old farmhouses, attractive villages and hamlets.

Aldeburgh (17.1 miles) is a popular coastal town, closely associated with the composer Benjamin Britten and the famous music festival.

Sporting facilities include sailing in Southwold and Aldeburgh, a popular rugby club, tennis and golf clubs. Education provisions in the area are superb in both the state and independent sectors, including The Old School Henstead and St Felix School. All times and mileages are approximate.
