The apartment has been precisely planned for modern life, from the position of plug sockets to the generous storage cupboard in the hallway. Life at The Gessner comes with plenty of perks. The building is pet-friendly, with both cats and dogs welcome, while an onsite team is ready to respond to any problem, from managing the technical bits of your tenancy to repairs, billing and day-to-day queries. Residents also benefit from secure internal bicycle storage, as well as individual smart parcel lockers accessible day and night. The Way of Life app is a dedicated hub that handles quick tasks like booking spaces, plus our calendar of events, fitness classes and workshops.
ABOUT THE BUILDING
The communal areas of The Gessner have been designed in collaboration with Fettle. The London-LA design studio is behind some of the world’s best-loved hospitality spaces, from Moncks of Dover Street to Hoxton hotels in Rome and Portland. You’ll find that same design flair in every detail of The Gessner, from the oak architraves that surround Crittall-style doors to solid timber flooring milled in Wales.
The spacious, air-conditioned gym on the ground floor is well stocked with state-of-the-art TechnoGym equipment, so forget queuing for a lone treadmill or rummaging for the right free weights. A custom mirror runs the length of a wall for those quick form checks and the hospitality-level light control system sets the mood for classes.
On the same floor is a dedicated workspace for residents. Furnished with a mix of vintage and custom pieces, it’s a plush but practical spot with plug sockets just where you want them. Club chairs and sink-in sofas are upholstered in velvets and mohairs, while a cork ceiling and abstract works by British artist Sara Dare add a contemporary twist. Pop down for an impromptu coffee with a neighbour, or settle into a quiet corner for an inbox-clearing session. Opposite is the double-height cafe, with its stained oak panelling, timber terrazzo bar and 1960s Italian counterweight pendant. The same bespoke panelling frames individual electronic post boxes in the corridor.
Up on the thirteenth floor, reeded glass doors connect a cocooning lounge space with a private dining room and commercial-grade chef’s kitchen in timber and terrazzo. Equipped with Gaggenau appliances and fully stocked with artisanal tableware from Borough Kitchens, it can be smartly sequestered for supper clubs, big birthdays or events that require a little extra fanfare. With its sleek modern fireplace and skyline views, the private dining space seats ten on rope-back leather chairs.
Reserved just for residents, the spacious roof terrace is primed for every weather eventuality, with rows of sun loungers shaded by parasols and a heated barbecue area to stretch the grilling season. Exceptional views over Tottenham take in the crest of the stadium and the open green space of Down Lane Park.
The Gessner’s guest suites are just the thing for keeping friends and family close – but not too close. For match days or special meet-ups, this pair of bookable hotel-style apartments feature oak and marble kitchens, bespoke dividers and design classics like Børge Mogensen ‘J39’ chairs. Swift access to the roof terrace is another sweetener.
Way of Life has brought The Gessner to life with an eclectic edit of furniture, fabrics and tailored finishes. Handmade pieces highlight British makers and manufacturers, from Northern Lights to East London Parasol Company, and planting is masterminded by Conservatory Archives. You’ll find a selection of artworks from some of Britain’s most exciting emerging artists on the walls, from Becky Blair’s studies of colour and form to Lizbeth Holstein’s reflections on everyday life.
This building is designated as car-free, meaning that no private vehicles are permitted on-site. Residents and visitors are encouraged to use alternative transport options such as walking, cycling, or public transport.
ABOUT THE AREA
Tottenham Hale is a lively community at the juncture of north and east London. Nestled between Tottenham High Road and the River Lea, the neighbourhood was once an industrial powerhouse and now attracts a diverse crowd of creatives, young families and professionals. Top transport links mean King’s Cross is 11 minutes away and Oxford Circus only five more, while handy National Rail routes deliver you directly to Stratford, Liverpool Street and Stansted Airport.
For those in need of some green, it’s a ten-minute stroll to the edge of Walthamstow Wetlands, a peaceful nature reserve which covers more than two hundred acres of Thames Water reservoir. One of London’s most important waterways, the River Lea offers miles of walking and cycle routes, connecting the most committed with Hackney Marshes and Stratford’s Olympic Park.
Head to the High Road for local eats, including cult favourite Chuku’s – a Nigerian tapas spot that Beyoncé tapped for big things. For a Sunday roast you can rely on, public toilet-turned-pub The High Cross is one of the area’s greatest success stories.
Weekends with a different flavour might start at Tottenham Hotspur Stadium, a twenty-five-minute walk away, and finish at the Bernie Grant Arts Centre, which runs an impressive programme of theatre, art and music. On a sunny day you’ll find plenty of locals parked on pews at Hackney Wick export Beavertown Brewery – or spade in hand at East Hale Allotments round the corner.

A modern apartment with good management and a convenient location.
The building has excellent and comprehensive facilities, including a gym, friendly reception staff, a café, study rooms, and even BBQ areas. The flat itself is modern and designed elegantly, with relatively new furniture and appliances that rarely have issues. Whenever I have questions or problems related to the building, the concierge is always responsive and provides helpful advice quickly. Overall, the flat is very pleasant and comfortable to live in.
Please tell us about the good and bad aspects of living in your local area:
The location is very convenient, with the station only a 2-minute walk away and central London reachable by underground in around 15 minutes. There are several grocery options nearby, including Lidl, Asda, Tesco, and Asian grocery stores. However, restaurant choices in the immediate area are relatively limited.
How has the building management responded to any problems or issues you have raised:
They responded very quickly, either by email or phone.
Please share one thing (or more) which you wish you had known before you moved in:
Restaurant choices nearby are somewhat limited, but the excellent grocery options and quick transport links make day-to-day living very convenient. The Victoria line is usually the best way to reach central London, so if it is affected by strikes, the journey can take much longer.

The building itself is nicely designed, the roof terrace is exceptional. The staff are friendly and polite. The building is usually spotless and I really appreciate the social aspect of events put on by the building management. I look forward to the Sports Day!
Please tell us about the good and bad aspects of living in your local area:
Marco has been great since he started, always keeping us updated and is very approachable. He has been a great addition to the team
How has the building management responded to any problems or issues you have raised:
Delays with heating repairs which isn't ideal. The engineer came once but didn't quite fix the issue so he had to turn up again. With commercial resident buildings, the heating can be an issue and some can be complex

dwelling of fair promise marred by middling stewardship
Most worthy reader, attend! The development wherein I dwell is, in sooth, a cunning piece of modern artifice — its façade fair to the eye, its chambers commodious, with windows that drinketh in such light as the heavens deign to grant this northerly clime. The communal gardens are a pleasure most rare, and the gymnasium, though oft besieged by mine fellow tenants, doth serve its purpose well.
Yet am I bound by honour to speak of that which vexeth me. Some of the building management, methinks, doth answer queries with the swiftness of a snail crossing the Thames in winter, and the lifts, when they consent to function, are a marvel; when they sulk, one mounteth the stairs with much puffing.
But here must I sing a different tune entire: fair Marie, good Marco, and gracious Amrita stand as three bright torches against any gloom — diligent in their offices, warm of welcome, and swift to mend that which is broke. Were all the stewards cut from such noble cloth, this dwelling would want for nothing. To these three, mine humble thanks.
Please tell us about the good and bad aspects of living in your local area:
Hark! Of mine humble corner of Tottenham Hale shall I speak true. The shops and taverns thereabouts are passing fair — a goodly market doth furnish bread and flesh, and yon Walthamstow Wetlands offer such tranquil prospect as would soothe the most troubled brow. The Victoria line, swift as Mercury himself, conveyeth one unto the heart of the city in but a quarter-hour. Yet must I lament: parking is a pestilence, the bin-men come and go like fickle spirits, and at midnight the boy-racers do roar along the High Road as though pursued by Furies. ’Tis a place of contradictions — both balm and burden. And let it be known that fair Marie, noble Marco, and gentle Amrita are amongst the truest jewels of this borough; their kindly countenances alone do make the parking woes bearable.
How has the building management responded to any problems or issues you have raised:
No problems all good and fixed quickly. Always on hand to help.
Please share one thing (or more) which you wish you had known before you moved in:
The staff are so helpful, always on hand to help. I think it’s an amazing building
