Description
Description
Palm House is an impressive and highly individual detached country house, situated within the historic and much regarded Mamhead Estate. A Grade II Listed former palm house thought to originally have been built in the 1850’s, the property has been comprehensively refurbished by the previous owners to create a refined and elegant home that successfully combines contemporary living with the character of the original building.
The house brims with character, with rendered elevations and a striking south facing facade of tall arched windows, maximising natural light and framing open views across the grounds. Measuring just under 2,400 sq ft, the accommodation is arranged over three floors and finished to a high standard. Throughout much of the house there are oak and stone floors, complemented by oak internal doors, underfloor heating to all three levels, powered by an oil fired boiler, Sonos enabled ceiling speakers and high quality low energy lighting.
The main living accommodation is centred around exceptional open plan reception area, finished with Mandarin Stone Dijon and limestone flooring. Five large arched windows with inset doors open directly onto the south facing lawns, create a strong connection to the gardens. The sitting area features a highly efficient log burning stove, while the bespoke kitchen is well appointed with extensive Corian work surfaces, integrated appliances and opens through to a utility room and separate boot room.
An elegant ash staircase with carved balustrade links all three floors. The principal bedroom suite is a standout feature of the house, enjoying fine views through arched windows, along with a dressing area, and a luxurious en suite. The first floor also provides a further bedroom, an attractive family bathroom and a study, all benefitting from open outlooks.
The second floor is currently arranged in a flexible, apartment style layout, comprising three additional bedrooms, a separate shower room and a smart kitchenette. This space is equally well suited to guest accommodation, extended family living or reintegration into the main house. Please note that the second floor is designated with a separate council tax of Band B.
Garden and Outside Space
The gardens and grounds extend to approx. 1.2 acres and are predominantly south facing. They are beautifully laid out, with a sweeping driveway, wide lawns, established borders, botanical planting with sub tropical varieties, period garden walling, a wild meadow and wooded area, and even a garden maze.
The garden is complete with a lovely Victorian greenhouse, with electrical supply and space for garden furniture, and further outbuildings that have potential for further development with the necessary planning consent.
Palm House offers a rare opportunity to acquire a carefully restored and distinctive period home, combining character, design and practicality, and set within one of Devon’s most historical rural estates.
