Description

Green Meadow

A sweeping panorama of patchwork fields and gentle rolling hills unfolds from this charming four-bedroom country cottage. At its heart lies a refined open-plan living space, featuring a Shaker-style kitchen with integrated appliances and a cosy log-burning stove. Set within 2.7 acres, the grounds stretch out in every direction, preserving the breathtaking views while offering ample space for grazing sheep, goats, ponies, or simply enjoying a true slice of rural idyll.

Location
The Doward Hills and Symonds Yat are situated within the heart of the Wye Valley Area of Outstanding Natural Beauty, an area famed for gorgeous riverside landscapes. There is a multitude of welcoming country pubs and restaurants that are exceedingly popular with residents and tourists alike, alongside a myriad of delightful walking and cycle routes. For those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving.

The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School, which secured 'Outstanding' and 'Good' grades during Ofsted's most recent inspection in March 2025. The popular community-spirited village shop, Woods of Whitchurch, is another jewel in Whitchurch's crown. The welcoming store stocks locally produced goodies and also operates as a coffee shop and takeaway. In addition, Whitchurch boasts a public house, a village hall, a reputable MOT centre, and two other highly commended eateries - The Old Court Hotel and The Potting Shed. Additionally, there is a post box and a bus stop.

Symonds Yat is just two miles from the Welsh border and centred between the popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops. It is worth noting that the latter also affords private schooling options.

A series of major road networks is also easily accessible; the A40 is around a mile away, and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.

The Home at a Glance
Set in the heart of the AONB, Green Meadow enjoys an exceptionally peaceful position, far removed from the tourist bustle, with every room benefiting from far-reaching rural views.
A canopied porch shelters the main entrance, which opens into a beautifully designed open-plan living space. Mandarin Stone tiled flooring flows throughout, creating a seamless setting for formal dining, relaxed seating and everyday family life. A cosy sitting area boasts an inset log-burning stove - a staple of rural life - alongside a classically styled Shaker kitchen with soft-close cabinetry, sleek quartz worktops and a central island incorporating a Neff induction hob, sink and informal dining space. Integrated appliances include two Neff slide-and-hide ovens and a full-height fridge.
A door from the kitchen leads to a thoughtfully appointed utility/prep kitchen with hand-painted wooden cabinetry, complete with handmade tiles. There is a Belfast sink and space for further appliances, including an under-counter freezer and dishwasher. This room also provides access to a cloakroom featuring a striking hand-painted mural.
A separate sitting room completes the ground floor, where high ceilings and decorative cornicing enhance the sense of space and character. A recessed fireplace connects with the adjoining chimney breast, offering potential for a double-sided log burner. An understairs cupboard provides naturally cool storage, ideal for wine.
The staircase to the first floor rises from the open-plan living area to a galleried landing, where subtle changes in elevation add charm and individuality. Four generous bedrooms radiate from the landing, each enjoying a peaceful outlook.
The dual-aspect principal suite commands particularly impressive elevated views and features exposed wooden flooring and an elegant en-suite shower room with William Morris wallpaper, Mandarin Stone tiling, a walk-in dual-headed shower, WC and statement countertop vanity unit.
The second bedroom is especially characterful, with a vaulted ceiling, exposed beams and a cast-iron feature fireplace, together with built-in shelving and hanging rails. The remaining bedrooms comfortably accommodate double beds, one also benefiting from a built-in wardrobe.
The family bathroom, fitted in 2021, serves the additional bedrooms and includes a four-piece suite with bath and handheld shower attachment alongside a separate corner shower cubicle.
Also on this floor is a practical laundry and boot room with external access to the rear garden, offering space for laundry appliances and extensive hanging storage.
Outside, the grounds wrap around the home and have been thoughtfully managed to blend with the surrounding landscape. To the front, a sloping triangular meadow has largely been left wild to encourage wildlife. On the left-hand side, a more formal garden features a sun terrace ideal for outdoor entertaining and alfresco dining, while a small orchard provides seasonal harvests of damsons, pears and plums.
To the right-hand side, a recently installed French drain borders the property, while lawns rich with wildflowers lead to a generous paddock suited to a variety of livestock, including sheep, goats, ponies and chickens.
The grounds also include a charming dual-aspect timber cabin, currently used as an artist's studio. Well insulated and connected to both water and electricity, it also includes a shower room with a WC. The cabin offers potential for conversion into a self-contained annexe or holiday let, subject to any necessary consents, with gated access behind providing scope for independent parking.
Parking is already well catered for, however, via a substantial driveway opposite the property, with space for multiple vehicles.
