Description
In brief, the ground floor comprises spacious entrance hall, sitting room, reception room, open plan kitchen/living/dining room, bedroom with adjoining en-suite facilities, utility, further bedroom/studio and cloakroom. The sitting room is a wonderfully bright and light room, with impressive proportions and a dual aspect to both the front and rear of the home. A stone fireplace with wood burner inset is the focal point to the room, adding a cosy aesthetic, whilst patio doors open out into the rear garden. The second reception currently functions as an office and children's playroom for the current owners but provides versatility that can be adapted to an individuals needs. With an astonishing wow factor as soon as you enter, the open plan kitchen/living/dining room is the everyday family room that many will have dreamt of. Two tone solid wood kitchen units and breakfast island provide fantastic amounts of storage and workspace within the kitchen, off set against contrasting granite splash backs and worktops. Bi-folding doors open from the living/dining area into the rear garden and creates an idyllic symmetry between inside and out, the perfect entertaining space all year round. Lantern sky lights bathe the room in natural light, which really is a space that has to be seen in the flesh to truly appreciate. From the kitchen, an internal corridor provides access to a double bedroom with en-suite, utility and studio. The contemporary en-suite consist of a walk in double shower unit, WC and pedestal sink. Complimentary tiling has been applied throughout. The utility provides plumbing points for a washing machine and tumble dryer, along with a stainless steel and drainer. Adding to the already flexible nature of the properties layout the studio currently functions as a home office and gym, but could work equally as well as a fifth bedroom or children's playroom.
On the first floor are three double bedrooms, a family bathroom and en-suite. Bedroom one offers excellent levels of integrated wardrobe space, along with a recently renovated en-suite shower room. The shower room benefits from a walk in double shower unit, with rainforest shower over, WC and vanity unit with wash hand basin inset. turquoise metro tiling with contrasting grouting has been applied to add a splash of colour to the otherwise modern and neutral fittings. Both bedrooms two and three are equally well proportioned double rooms with the former enjoying views out over the front garden from the feature bay window. The family bathroom has been fitted to include a panelled bath with shower over, WC and pedestal sink. Parkfield's is exceptionally well presented throughout and the vendors have struck the perfect cord of contemporary finishes around some of the classic features.
To the front of the property a tarmac driveway leads up to the home and provides ample off road parking for a good number of vehicles. The impressive frontage is enclosed by a five bar wooden gate and laurel hedging which means the lawned area to the front of the home is just as useful and private as the rear garden, secure for young children as well as pets. Raised sleeper boarders, well stocked with Palm trees provide further seclusion on the eastern boundary whilst a decking area creates additional outside seating space. To the rear, and aptly named the 'adults' garden by the current owners is a low maintenance, landscaped garden that has been predominately laid to decking and 'Cotswold' stone. As previously mentioned the connection between the garden and open plan kitchen/living/dining area is unquestionable and establishes a fantastic outside entertaining space, the perfect spot to get the barbecue going and sitting back with a glass of your favourite tipple during the summer months.
'What We Love'
The community is really special here we have made lots of new friends and have great memories. Parkfield has given our family the room to grow. We can all have our own space whether in the gym, the extra living space or our lovely established tranquil garden. But best of all we love coming together in our beautiful kitchen/living area - cooking, relaxing, socialising and having friends and family to stay. It's a beautiful house filled with wonderful memories.
