Description

This characterful two-bedroom maisonette lies on the corner of a peaceful street between Camberwell and Brixton. Inside, its well-proportioned rooms are defined by a warm and playful colour palette, a selection of tactile materials and restored period features. Abundant front and back gardens bookend the house and are filled with a lively variety of plants, trees and flowers.

The Tour

Set at the corner end of a terrace on a quiet residential street, the house has a red-brick façade with stucco detailing and large bay windows. A generous garden at the front is carefully planted with a variety of flowers and perennials and houses a handy greenhouse.

The home is accessed at the lower ground level, where the front door opens to a bright hallway grounded by terracotta floor tiling and equipped with storage for coats and shoes.

To the left is a well-proportioned sitting room, with direct access to the front garden. The walls are washed in a warm Fired Earth Aconite yellow with white-painted skirtings and cornices. A wood-burning stove with an excellent energy rating provides a focal point. Alcoves lie on either side, with built-in plywood shelving.

The plan unfolds to the rear, where a bright open-plan kitchen and dining room is fitted with bespoke plywood units, Notting Hill reclaimed Murano glass handles and handmade splashback tiles in a commissioned design by Peter Hodgson through Grizedale Arts. Walls painted in Little Greene’s ‘Middle Buff’ lend warmth to the space, while French doors open onto the south-east-facing garden, drawing in an abundance of natural light.

From the hall, a white-painted staircase with under-stairs storage leads to the upper floor. The hall is lined in wallpaper by artist Marc Camille Chaimowicz, where there are two bedrooms with original cornicing and built-in wardrobes. The principal bedroom is at the front and has a striking bay window with original sashes and green-painted shutters framing views of the surrounding greenery. The second bedroom is at the back, overlooking the garden. Accessible from the landing is an additional space, ideally suited as a small office or study.

The bathroom is finished with Farrow & Ball ‘Hague Blue’ on the walls and tiled flooring, and features a shower over the bath alongside traditionally styled fittings.

Outdoor Space

At the front of the house, and directly connected to the reception room, is a spirited garden laid with well-tended planters, a bountiful plum tree, fig and pear trees, and a greenhouse.

From the kitchen at the rear, French doors open to a sun-filled, south-east-facing private garden, arranged with areas for outdoor dining and relaxing. Fencing and mature trees ensure wonderful privacy and are complemented by an abundance of flowers and perennials. A raised pebbled area unfolds to the rear, also home to a tool shed.

The Area

Minet Road is brilliantly placed between Camberwell and Brixton. Around 20 minutes away on foot, Camberwell Church Street is home to some beloved restaurants and cafes, including long-standing favourite Silk Road. TOAD bakery and iconic sandwich shop Café Mondo are also close, along with Theo’s Pizzeria on Grove Lane.

Closer to home, Annapurna café is just a three-minute walk away and is a lovely local spot for coffee and cocktails, while Minet Road Library and Longfield Hall are both around two minutes away on foot.

Brixton’s centre is a leisurely stroll from the house, a lively area known for its excellent food and bar scene, where Brixton Village, Market Row and Acre Lane are all highly recommended destinations. The Ritzy Cinema, Electric Brixton and Brixton O2 Academy are much-loved institutions. The Department Store is a grand renovated 1876 Bon Marche building that now houses collaborative workspaces, a Pure Vinyl record shop, a community Post Office and Canova Hall restaurant and bar.

For green spaces, Myatts Field Park, a beautiful 14-acre Victorian park, is a mere three-minute walk away from the house. It has a café, a kids’ playground, sports facilities and a programme of live music events and community activities.

Loughborough Junction station is a 10-minute walk away and runs Thameslink services into the City. Brixton station (Victoria line) is around 18 minutes on foot. Brixton mainline station runs direct, frequent services to London Victoria. Stockwell station (Victoria and Northern lines) is around 22 minutes away on foot.
