Description

A charming coastal home with far reaching sea views to Knoydart.

Description

Set in an exceptional elevated position on the Sleat peninsula, Ladhar Bheinn is a charming coastal home that makes the most of its dramatic Isle of Skye setting. The property is thoughtfully positioned to command far-reaching views across open water to its namesake Ladhar Bheinn, the highest mountain peak in the Knoydart peninsula.

The house offers generous, flexible accommodation across two floors, complemented by a detached studio, garage and shed. The accommodation is entered via a central vestibule which opens into a welcoming sitting room, an inviting principal reception space arranged around a central open fireplace with timber surround, creating a lovely natural focal point at the heart of the home.

Located to one side is a formal dining room, which in turn opens into a bright sunroom extending across the front of the property. The sunroom is a thoughtful addition to the house, created by the current owners to maximise the spectacular outlook and provide a peaceful, light filled space from which to admire the ever changing views across the coastline.

The breakfasting kitchen is a warm and characterful space, fitted with handcrafted timber cabinetry, generous storage, open shelving and a classic range cooker. A useful utility area lies off the kitchen and benefits from direct external access.

The ground floor further provides two spacious double bedrooms, one served by an en suite shower room and the other with access to a separate bathroom. On the first floor are two further en suite double bedrooms, along with an additional sitting room offering excellent flexibility as a study, home office, playroom or occasional bedroom.

In addition to the main house, the property is enhanced by a detached studio set in an elevated position behind the house to take full advantage of the setting. The studio provides open plan living and sleeping accommodation with kitchenette facilities, a separate shower room and access to a decked area, making it ideal for guest accommodation, home working or ancillary use. The property was formerly run as a successful B&B by previous owners and would easily lend itself to this configuration again.

A detached stone built garage provides further useful storage. The gardens are well maintained and predominantly laid to lawn, complemented by a generous gravelled parking area and driveway.

Location

Ladhar Bheinn sits in an elevated position above the eastern shores of the Isle of Skye, just a few miles north of the Armadale Ferry Terminal, in the small crofting township of Sasaig. It overlooks Knock Bay and the Sound of Sleat, with open views towards the mainland hills of Knoydart.

Traditionally an agricultural community, Sasaig retains a peaceful, rural character while benefiting from its position on Skye’s southern peninsula, often referred to as “the Garden of Skye” due to its comparatively mild climate and fertile landscape. Local amenities are close at hand in Teangue and Armadale, including the Armadale - Mallaig ferry (3.8 miles away) providing regular mainland access.

The Isle of Skye is the largest and most northerly island in the Inner Hebrides, and is renowned for its spectacular scenery, vibrant culture and heritage and diverse wildlife. The island's dramatic scenery is dominated by the Cuillin, a wild and rugged range of mountains rising to more than 3,000 feet above sea level. Portree (38 miles) is the main town on Skye, offering a wide choice of cafés, restaurants and traditional pubs. The town provides excellent local services, including supermarkets, independent shops, a medical centre, schools, sports facilities, and a thriving arts and community hub with boat trips, galleries, bakeries, outdoor-activity providers and year-round amenities all within walking distance. There is also a GP practice and primary school two miles away.

There are daily flights from Inverness Airport (104 miles) to London, Glasgow and Edinburgh.
