Twyford Brook Barn is a conversion of genuine character and ambition, set back from the lane in a deeply rural, private position with far reaching views across the Herefordshire countryside. The barn's origins are clearly evident from outside – stone and timber clad elevations and distinctive A-frame gable give it a striking presence – while inside, the conversion has been executed with real flair, preserving the agricultural bones of the building whilst creating a warm, liveable and beautifully individual home.

The layout splits naturally across two levels, centred around a breathtaking double height living space where the full A-frame oak trusses are exposed in all their glory. A Contura woodburning stove sits at the heart of the space, with flagstone flooring below and the galleried sitting room visible above. Across its 1,969 sq. ft, the barn offers genuine separation between living and sleeping, with ground floor ensuite bedrooms arranged in a dedicated wing and the principal suite occupying the apex of the barn on the first floor.

The Property

Hall: Includes full height built-in storage cupboards with copper handled doors and flagstone flooring. A glazed door opens onto the garden, flooding the space with light and providing a direct link to the outside. The hall connects naturally to both the living areas and the bedroom wing.

Living Room: The centrepiece of the barn. The full height of the original A-frame is exposed here, with the oak trusses rising to the apex and the galleried sitting room visible above. Filament bulbs hang from the trusses, the Contura stove sits centrally on a flagstone floor, and large glazing on two aspects – including a full height window overlooking the garden – brings the outside in at every turn. Exposed brick and timberwork add further texture, and the space opens directly through to the dining room, creating a wonderfully connected ground floor.

Dining Room: A generous and characterful dining space with light wood flooring, exposed beams and a relaxed, social feel. A stone topped breakfast bar serves as the connection point to the kitchen beyond, with a pass-through framed by original oak timbers. The room is large enough to comfortably accommodate family dining and flows naturally between the living room and kitchen.

Kitchen: A well equipped, practical kitchen fitted with soft grey shaker units, stainless-steel and stone worktops, and both a Belfast sink and steel second sink. The standout feature is the Smeg range cooker with gas hob, set beneath a stainless-steel extractor with open shelving. There is space for a large American style fridge/freezer, dishwasher and washing machine, with twin Velux roof windows flooding the room with natural light and flagstone flooring continuing from the living room.

Bedroom 2 with Ensuite: A spacious double bedroom on the ground floor, with exposed oak timbers and dual aspect windows. A generous double with the benefit of its own ensuite bathroom, making it ideal as a guest suite or independent space. The ensuite is fitted with a corner bath, pedestal basin and WC.

Bedroom 3 with Ensuite: A further ground floor double bedroom, again with exposed beams and oak joinery. A comfortable room with access to a private ensuite shower room.

Sitting Room: Reached via the central oak staircase, the first floor sitting room occupies its own distinct part of the barn and is a genuinely exceptional space. Exposed oak trusses rise to the full apex of the roof, with a Velux window letting in light. Currently arranged as a comfortable TV and reading room, it has the proportions and character to serve equally as a more formal reception room, home cinema or additional bedroom space if required.

Office/Snug: A versatile additional space on the first floor, currently used as an office/snug, providing a useful breakout space from the sitting room and bedroom suite. Full of character with exposed timbers and skylight window.

Bedroom 1 with Ensuite: The principal bedroom suite is a genuinely impressive space, occupying its own wing on the first floor with access through handsome timber double doors. The bedroom itself is bright and well-proportioned, with a Velux window, triple window overlooking the gardens and trees, and exposed oak beam detail. A bank of Bespoke built-in wardrobes have been fitted with copper bar handles, providing excellent storage. The ensuite shower room is finished to a high standard, with large format floor to ceiling wall tiling, thermostatic corner shower with rainhead, WC, floating vanity unit and a large illuminated round mirror.

Outside

The grounds at Twyford Brook Barn are a defining feature of the property and have been developed with real imagination and care, extending to approximately 1.6 acres and encompassing several distinct areas, each with its own character and purpose.

Immediately to the rear of the barn is a large paved entertaining terrace with pergola above, providing an ideal setting for outdoor dining and socialising. To one side, a raised timber deck provides further relaxed seating, with another decking higher up housing the hot tub.

Beyond, the gardens rise up the hillside in a series of beautifully designed terraced beds, retained by oak sleepers and planted with herbs, grasses, perennials and structural topiary. Stone paving set into gravel creates a central path through the terracing, with timber steps rising to the upper lawn. Separately enclosed behind a picket fence is a productive kitchen garden, with Corten steel and timber raised beds and a greenhouse.

The grounds extend further up the bank to generous lawns, specimen trees and an established orchard, backed by mature hedging and woodland, giving the property a real sense of space and privacy. A detached timber outbuilding provides practical storage, and a driveway alongside the barn offers ample parking for multiple vehicles.
