Description

Owners Comments…

We’ve really enjoyed living in Poperinghe way for the past five years. It’s a small, quiet road with friendly neighbours and it feels tucked away yet still close to amenities. It’s nice being in the middle of both Reading and Wokingham as well as having two really good primary schools in walking distance to the house. You can even walk to California country park from here and there are lots of playgrounds in the area. It’s less than a 15 minute drive to Wellington Country Park which we’ve loved taking our kids to.

At the top of Poperinghe way there is a public bridleway that leads you across countless fields and onto other walking paths and we’ve loved having this on our doorstep.

I will miss how bright and airy the rooms are in the house and the spacious bedrooms. We also love the updated the main family bathroom and having the extra storage in there has been really useful. It’s been great having the conservatory as extra space, as well as the en-suite in the top floor bedroom.
Dan & Neil Estate Agents’ comments…

If you’re a first-time buyer or a growing family, this home is simply perfect. Tucked away in a great location on a small estate with no through road, it offers a real sense of peace and community, which is why it’s such a very popular home in a highly sought-after area.

As you step inside, the downstairs is perfect to suit modern living. There’s a refitted downstairs W.C., a lovely kitchen positioned at the front of the property, and to the rear you’ll find a bright and welcoming open-plan lounge/diner. This space is ideal for both relaxing and entertaining, complete with handy storage under the stairs. Flowing seamlessly from here is a solid brick-built conservatory stretching across the back, providing extra living space and views over the south-facing garden. The garden is perfect for enjoying the sunshine and also offers convenient access to the rear parking area, where you’ll find two allocated spaces.

Heading up to the first floor, you’ll discover a refitted family bathroom, a comfortable double bedroom overlooking the garden, and a further bedroom at the front featuring fitted storage.

The top floor is a real highlight of the home, offering a spacious main bedroom retreat. This impressive room boasts a full wall of storage, plenty of space to unwind, and its own en-suite, creating a private and relaxing sanctuary.

Overall, this is a beautifully arranged home in a fantastic location, ready to welcome its next owners.
Area Comments…

Tucked away just off a roundabout along Eversley Way, Poperinghe Way is a quiet cul-de-sac that offers a peaceful setting while still being right in the centre of Arborfield’s expanding community.

Everything you need is close by, including a convenient Co-Op for day-to-day essentials, along with parks, pleasant walking routes, schools, and the local community centre all within easy reach. For families, there are great nearby spots such as California Country Park and Lockey Farm, perfect for getting out and about with the kids. When it comes to shopping, restaurants, and leisure, Wokingham town centre is only a short 5-minute drive, while Reading can be reached in around 20 minutes, with a choice of routes to help make journeys easier.

With ongoing development in Arborfield, the area continues to grow in popularity, offering a great balance of convenience now and strong future appeal.
