This is a versatile family home that comes with the added benefit of having a separate detached dwelling on its land. This building is currently used as a rather lovely home office BUT, it could, with a few alterations, become a very special Annex for an elderly relative or even a younger teen who wants their independence, but still requires a watchful eye!
"Family Home". It's a much over-used term with its meaning stretching from a humble three bed semi, where any family could quickly end up hating one another due to the problems of living in such close proximity, to somewhere like this, where the variety and scope of the accommodation make the likelihood of the kids ever wanting to leave remote in the extreme and bringing with it the danger of ever remaining the family home. Good thing it's as special as it is then...
To the front of this stone built and rendered home is a large off road parking area. Now, this is where the old meets the new, because here we have a conveniently positioned charging point for your EV, before a high mesh fence separates this from one of the patio areas to the front of the home.
Entering through the front porch, an ideal place for any wet shoes and coats, before we come straight into the main lounge and are immediately transported back a century or so, but in a good way. A beamed ceiling sets the scene and which is continued by one complete wall of raw open stonework. There's a central chimney breast with a massive oak lintel above the weapons grade log burner, which looks big enough to heat the entire house while you casually show off your blacksmith skills on the top of it. It is traditional, completely in keeping and full of character....Oh, and did I mention lovely too?
Opposite the entrance from the porch is a small door leading out into a rear yard, the back wall of which is actually the adjacent cliff face. Revealing the home's former life as the village pub, there is a cave in the rock face that originally served as the cellar and where pipistrelle bats can sometime be found roosting, elevating it from a mere cave to the BatCave where small children will become the envy of their friends in any playground game of Top Trumps. There is also a handy brick storage shed out here, for stuff that we just love to keep.
The remaining door from the lounge takes us into the dining room, a room of two parts formed by the stairs rising from the centre. One side of the staircase forms a corridor leading through to the kitchen, while off this is the door into the store and utility room. The former containing space for a massive American fridge and storage that would let you survive a fairly determined siege, before the utility room itself which, along with the expected machinery, also offers a hand basin and lavatory.
On the other side of the stairs is enough space to contain the size and type of dining suite such a welcoming home will need when it inevitably becomes the destination of choice for friends and family seeking a social venue. As I said at the start, this is a home for entertaining, whether uit be family or friends, it doesn't want to be empty!
Climbing the stairs, we come to a generous landing.
Turning to the right takes us into the main bedroom which features fitted corner wardrobes in three corners, with overhead connecting storage cupboards conjoining the pair on the longest wall and beneath which is a formal dressing table. There is space for twin bedside cabinets along with several free standing chests of drawers, so unless you are a secret market trader, you will have no trouble finding somewhere for your clothes.
Off here is the en-suite with its practical ceramic tiled floor and which contains a unitary hand basin/lavatory combo with even more storage, and a large walk in shower.
Moving back along the landing, on our left and overlooking the front of the home is the second bedroom. On first impressions this may seem a little cramped for a double room but when the complete wall of fitted wardrobes, which negate much of the need for free standing furniture is taken into account, things look very different. There is a recess in the wall opposite the fitted units, easily able to take a large chest of drawers and with even a king sized bed in place there would still be enough space to move around with ease.
Adjacent to here the third bedroom is an altogether larger affair, through still benefiting from the by now expected wall of fitted wardrobes. This leaves you with enough room to comfortably accommodate a large formal dressing table with accompanying chest of drawers and twin cabinets beside the king sized bed.
And lastly, comes the bathroom where I saw something utterly unexpected. Yes, there is a pedestal hand basin and a lavatory as usual, but there is also a bath. And when I say bath, I mean in the sense of a public swimming bath, being quite the longest I have ever seen and at least four feet wide, with a shower at the far end. This is pure decadence or, should you live in fear of your water meter, you could bathe the entire family simultaneously. Either way, this is somewhere recalcitrant children would scurry into without a murmur, which is one less hassle at bedtime and when they are asleep, there is space for several bottles of Pinot and an ice bucket around the edge, so Mum and Dad get the benefit too.
Back downstairs where passing into the kitchen is a real treat, where the traditional feel of the home meets practical modernity.
Being one of the home's numerous social centres, it is fitting that there is a long bench arrangement along the outer wall, where guests will sit and chat with the chef as they work their culinary miracles, while never feeling alone. The remaining three walls are filled with fitted units giving all the storage you could ever need, and the twin sinks set into the work top adjacent to the dishwasher means you can easily correct any failures of technology. Twin ovens and a microwave are set into the stonework of the far wall while the hob is to be found mounted in the large central island. If ever a kitchen was laid out with the needs of a social gathering in mind it is this one, and it has the space to pull it off while never interfering with its primary function, as work can continue whatever chaos and revelry is going on around it. Did I mention earlier that this is perhaps the ultimate family home?
The back door takes us out into a huge conservatory from where the delightful garden can be enjoyed whatever the weather. It is equipped with two sets of French doors, one onto the open patio and the other onto the covered area to the side of the home where we also access the parking area beside the road. Beneath this covered area is the perfect all weather BBQ spot and should the sun Gods smile upon us, the massive vine climbing around the structure ensures shade... and grapes. In fact it is so productive that the current owner successfully bottles his own produce, risking even more visitors than usual, dare I say it.....
From here we move to a slightly higher level from where a flight of steps takes us up to the terraced gardens overlooking the home. On the level of the first terrace is a low wall surrounding a massive fire pit, the flames from which could surely lure shipping ashore at Prestatyn to be looted later, before we climb further to the top level where a charming seating area allows views across the rooftops and the valley below.
Returning to ground level there is a large wooden gazebo with a pitched roof containing space for a hot tub and a covered seating area, and beside which an open patio overlooks the babbling brook running though the garden. For safety and aesthetic reasons this has been fenced off but a small gate has been added, with the idea of adding a fairy footbridge to a further gate in the perimeter fence beside the road.
Yes, the road is closer than you may feel is desirable and admittedly carries a good deal of traffic, but at no time during my visit to the property did I find the noise to be an issue. However this is something you must judge for yourself but be warned, spend any time in this fabulous home and such is its appeal your judgement may not be as reliable as it once was...
Beyond this patio area is a large outbuilding, although that makes it sound like a mere garage when it is so much more. A pair of French doors open into a cosy lounge with space enough for a large settee, office desk, various bookcases and cupboards, suited to both its current use as a consulting room or perhaps a bedroom.
From here we pass into the beautifully fitted out wet room with shower (obviously), hand basin and lavatory before in a Jack and Jill arrangement we move into a workshop and office at the rear, with their own external access door. However you configure this and the uses you put it to are matters for yourself but as a starting point for your own ideas it is very impressive.
The upstairs to this building is accessed around the back at the higher level, although a staircase could easily be put in. This building offers many options, Annex, Home Office, Games Room, Holiday Let or even a Poker Hut.....the list goes on.
Beyond here is a further area of hard standing, accessed via a small lane at the side of the property and ideal for parking a caravan or motorhome, though it would be hard to envisage either of these getting much use as it would be so difficult to tear yourself away from such a stunning place.
