Description

Tucked into a quiet country lane in Outwood village, this is a pretty late Victorian cottage that has been thoughtfully reworked behind its original 1895 facade. White rendered beneath a tiled roof and crowned with a tall brick chimney, with traditional sash windows and a generous front bay, it is the kind of cottage that draws the eye on the approach: settled, characterful, and unmistakably of its place. A small picket gate sets it gently back from the lane, the front softened by lawn and shrub.

Step inside and the house immediately surprises with the scale of its principal living space. The original front parlour and rear room have been opened through into a single sitting and dining room running over twenty six feet from front to back, laid with wide oak plank floors and lit by a deep bay window at the front. A beautifully restored fireplace anchors the room, framed by a stone surround, a working wood burning stove and slim built in joinery to either side. It is a room that does two jobs gracefully: somewhere to settle in front of the fire on a winter evening, and somewhere to gather a long table of friends for supper.

The kitchen, at the rear, has been remodelled in a cleanly modern register. A generous central island doubles as a breakfast bar and prep space, with an induction hob inset, while a run of integrated appliances and soft handle-pulled cabinetry extends along the back wall beneath a roof light that lifts the ceiling and floods the space with daylight. Fold back doors open directly onto the garden, blurring the line between kitchen and outside in the way every cottage should.

Upstairs are two double bedrooms. The principal bedroom looks out over the green canopy of the garden through a tall window, with fitted wardrobes and its own en-suite bathroom. The second double sits to the front, again well lit and well proportioned, and a neutral shower room completes the floor.

It is the garden that quietly elevates the property. Long and private, hedged on either side, it extends deep behind the cottage in the proper Victorian manner, with lawn, mature shrubs, a fruit tree and a soft grass path drawing you onwards into the green. At the far end stands a contemporary cedar clad garden studio with floor to ceiling glazing and a small decked terrace, perfectly suited to use as a home office, studio or quiet retreat well away from the main house. Beyond the boundary, open fields and paddocks stretch towards the horizon, lending the whole plot a sense of openness and connection to the wider Surrey countryside.

Outwood itself is one of the prettiest villages in this corner of Surrey, known for its seventeenth century windmill, traditional pubs and protected common, with rural lanes leading out in every direction and good links to Bletchingley, Lingfield and the surrounding market towns. The cottage is offered with no onward chain.
