LOCATION
The Old Rectory stands prominently on the edge of Bridford and enjoys views over its own parkland and the wooded Teign Valley beyond. Bridford is one of the most sought-after villages in Teign Valley as it benefits from an excellent community with a pub, church and village hall. It is close to the open spaces of the woodlands around the three reservoirs on the high ground above the village, making it an ideal base for walking and outdoor recreation.

DESCRIPTION
The striking Grade II listed house is of a very pleasing early 19th century design concealing a much earlier 15th century core. The house was significantly improved and extended by the then incumbent, the Rev Carrington, who wrote extensively about the project. The house now retains the quality of its original design and still includes open fireplaces, period plasterwork, high quality joinery in the staircase, doors and window shutters. The accommodation is full of light through the tall sash windows, which also open up the views over the surrounding countryside.

The striking kitchen breakfast room with high vaulted ceiling is accommodated in the oldest part of the house and includes a fine decorated plank and muntin screen thought to depict the Nine Worthies.

The 1st floor accommodates 2 main bedrooms suites including the generous principal suite running across the south of the house with the best views in addition to 2 further bedrooms and a bathroom. The top floor accommodates a further bedroom and a bathroom.

The original detached coach house on the rear drive has been converted into a comfortable two-bedroom cottage with attached garage and storage building.

Much of the landscaping must have been started by the Rev Carrington in the early 19th century as there are many mature specimen trees in the parkland extending away from the house into the rainforest evoking arboretum and woodland running either side of the fast-flowing Rookery Brook as it descends from the higher ground above. A network of paths provides delightful walks and bridges criss-crossing the brook.
