Description

A Private 7.5 Acre Cennen Valley Estate with Stunning Views
3 Homes in 1 | 10m Indoor Pool | Studio | Eco | Garage / Workshop

Originally an 18th century residence, the home was significantly expanded in the 1800s using wealth from South African gold mines, (see history below)  a heritage visible today in the grand proportions, decorative cornicing, and soaring ceiling roses that define the main residence.

Today, it stands as a masterclass in modern sustainability, offering a rare 3 in 1 living solution on a single title. Anchored by a grand 6 bedroom main residence, the grounds feature a luxury 2 bedroom stone barn and a charming 1 bedroom self contained stone cottage. Located within a recognised Dark Skies zone, the estate is free from light pollution, offering breathtakingly clear night skies and a true paradise for stargazers seeking total nocturnal tranquillity.

The Engine Room: Sustainable Independence & Off-Grid Potential Rarely does a historic home offer such modern logic. This estate is engineered for total independence, perfectly poised for those seeking a semi-autonomous lifestyle:

The Energy: Powered by a Ground Source Heat Pump system and dual arrays totalling 16 Photovoltaic panels. In addition to the PV, there are dedicated solar water panels on the main house for domestic hot water and a Solar Thermal system on the swimming pool roof to heat the pool (working in tandem with diverted heat from the main heat pump). Includes a Electric Car charging point.

The Water: The property is connected to mains water, this is supplemented by the private collection and filtration system which serves the pool, laundry, and outside taps.

Infrastructure: With private water system, independent septic drainage, and significant solar generation, the estate offers genuine "off-grid" capability without sacrificing 21st-century luxury.

The current owners report an approximate combined running cost of £900 per month for all three dwellings, the pool, and outbuildings.

Each of the three properties has been strategically positioned to enjoy its own private, independent garden area, ensuring total harmony and seclusion for multi generational residents.

The Main House (Approx. 258sqm)

A historic residence of grand proportions spread over three floors, where 19th century elegance meets a solar drenched, South Westerly aspect.

Domestic Wing: The kitchen is supported by a detached utility and boiler wing situated beneath the cottage, keeping all domestic noise and tech entirely away from the main living areas.

---------------------------------------------------------------------------------

History of Haulwen Lodge
Haulwen (Sunshine in Welsh) Lodge we believe was originally built in the 18th century as a farm house and has been added to and has changed its name on a number of occasions over the years. The property is listed on Ordinance Survey maps as Cui Lodge and information received from someone who tried to buy the property in the 1960’s said that it was called Sunnyside farm at that time.

It is believed that the original building was a two up/two down building built using local stone as the outer shell with 22 inch walls. It is believed that the front part of the main house was added in the 19th century when the family ‘came’ into money from working out in the gold mines in Africa. There is also unsubstantiated information that a previous occupant of the property was a doctor who was one of Nelson’s physician.

It is believed that the name Cui came from a place called Kwei Kwei in former Rhodesia where gold was mined. Cui is not a Welsh word.

On an ordinance survey map dated 1885, the track which leads to the general purpose buildings was extended up to the wood above the main field and there was a house (now derelict) called Penlan in the woods

The property was also believed to have been used as a B & B at some point after 1975 but no hard information is available except to say that all of the bedrooms had washbasins installed when we moved in in 2009.

The current owners converted the outbuildings into accommodation as follows:-
1) The barn, milking parlour and pig sty were converted into a two bedroom bungalow,
2) The cottage was refurbished into a one bedroom cottage, this had been used by the servants. It was used until the 1950’s. This was confirmed by someone we know whose mother lived in the cottage in the 1950’s and was a servant to the main house.
3) The dairy was converted onto an office,
4) The top floor of the GP was converted into an artist studio. The previous owner ran a marque business from the GP.

About eXp UK, Wales

114 St. Martin's Lane London WC2N 4BE

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
