Property management is very professional.
Design is very good and modern well equipped with modern appliances and energy saving features as well as built-in WI FI and good security system it also has ample off road parking for two cars and close to the tow of rugby, with easy access to the M1 and M6

I have lived in Houlton for five years and recently moved to my house on the pioners. The house has been maintained to a high standard with lots of energy saving features Houlton itself is a peaceful development to live on with two good schools and a local co op and cafe.
Lynn the property manager is excellent very professional and knowledgeable. She also responds very quickly to any queries you have and a pleasure to deal with
How has the building management responded to any problems or issues you have raised:
Very professional and quickly sorted out the Problem of the front door lock not working properly and no plugs in the kitchen sinks to which Lynn and her team sorted out right away

Not really the house speaks for itself there is nothing really to add as I have mentioned things about house in other parts of the review

Moving to new house at Fernlow
I recently moved into a rental property at Fernlow, and I would like to recognise the excellent support provided by Megan Larkin throughout the entire onboarding and tenancy commencement process.
Moving home can be a stressful experience, particularly when coordinating paperwork, referencing, tenancy agreements, key collection, and settling into a new area. Megan was consistently professional, responsive, and helpful at every stage. She guided me through the onboarding process, kept me informed of the next steps, and was always available to answer questions and address any concerns promptly.
Please tell us about the good and bad aspects of living in your local area:
New development so amazing in terms of park, parking. But bins are getting delayed to be delivered and likewise streetlights are not working yet which is not yet under council.
How has the building management responded to any problems or issues you have raised:
Overall, the building management team has been responsive and professional when issues have been reported. Several matters that I raised during and after moving into the property were acknowledged promptly, and support was provided to help resolve them.
Communication has generally been good, and I have found the team willing to assist where needed. However, some issues have taken longer to resolve than others. For example, the street lighting within the development has remained an ongoing concern, and while the matter has been reported and investigated, a resolution has not yet been implemented.
As with any new development, there are naturally a few teething issues, but I appreciate the efforts made by the management team to address concerns and keep residents informed. Overall, my experience has been positive, and I am hopeful that the remaining outstanding issues will be resolved in due course.

Not all homes are 0 electricity as batteries are not installed on every house

Delightful Stay
The only thing i would probably stress on as a point of improvement would be mobile network which is in desperate need for improvement. Apart from this, everything from design, facilities, administration and management has been very efficient. Extremely professional.

I have had the best experience living here for the past 22 months. Special shout out to Jess MacGregor who has been an absolute delight to coordinate with in regards to any support that I required. The entire moving in and moving out process was smooth and seamless.
How has the building management responded to any problems or issues you have raised:
Yes the building management has been extremely responsive and efficient in dealing with any problems and have been quick in responses. This was endearing considering I am not a UK citizen snd needed to be educated about a lot of aspects of living here.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known that my mobile service was going to give me issues with basic phone connectivity. Initially I did think this was an issue with my mobile provider but cabbies used to complain about poor service network too.

First time.
As it is a new build I expected to have some difficulties, every issue that I have come across there has always been support from the team. All issues that have come across are almost sorted as soon as they can. I can not fault any of the team, they will always give you a solution.
Please tell us about the good and bad aspects of living in your local area:
I’ve taken a walk in to there local town, it’s a cute village with small shops, pubs , restaurants and more. It’s very handy for me due to my job that it is only a 10minute journey to the airport. As it’s only a new area I’ve had no complaints with the area even when I’ve walked around different areas the village seems very welcoming.
How has the building management responded to any problems or issues you have raised:
Any issues are sorted as quick as they can, very reassuring and seem very keen and happy to help
Please share one thing (or more) which you wish you had known before you moved in:
How easy the process was with this company, I had the thought in my head that it would be a long process of paperwork but they’ve made it so simple.

Great experience
The property itself is well finished and thought out, nice layout, light and bright with neutral fittings and decor. The bedrooms and bathrooms are a good size and the downstairs layout is spacious and airy. The garage is adjacent with easy access and great size internally.
Please tell us about the good and bad aspects of living in your local area:
Lovely location, transport links nearby and walking distance to amenities too. Popular secondary school nearby. Its a quiet area with friendly people around. Could do with a convenience store within walking distance.
How has the building management responded to any problems or issues you have raised:
Quickly and friendly. We haven't had any maintenance issues to report, only an initial query with the wifi which was resolved within a few hours.

None. I am familiar with the local area and so felt the development was well placed for my needs.
