Description

A beautiful period thatched cottage in excellent condition with a large garden in the village of Charlton All Saints.

Description

A delightful detached Grade II listed cottage, brimming with character and charm, situated on the edge of this popular hamlet and surrounded by land forming part of the Longford Estate. Dating from the 17th century, with 18th and 19th century additions, the cottage is timber framed with English bond brickwork beneath a thatched roof.

The front door opens into a central hallway, with tiled flooring and a staircase rising to the first floor. From here, there is access to the main reception rooms, as well as a ground floor bedroom, a useful utility room, understairs storage and the family bathroom.

The generous reception room has a lovely sense of character, with exposed beams and an inglenook fireplace fitted with a wood burning stove. Dual aspects bring in plenty of natural light and provide views over both the garden and the rear of the house.

The kitchen has been recently refurbished in a Shaker style, with a range of wall and floor mounted cupboards, quartz worktops and porcelain tiled flooring. There is an electric oven and hob, a Belfast sink and a walk in pantry, while a door leads directly out to the garden. The room also enjoys lovely views over the garden, paddock and beyond. A family shower room is positioned just off the kitchen.

Upstairs, the landing leads to a large principal bedroom with exposed beams and a built in walk in wardrobe. Dormer windows look out over the garden to one side, and the River Avon on the other. There are two further double bedrooms upstairs with plenty of storage.

OUTSIDE
The house is approached from the lane onto a gravel driveway, which provides plenty of parking for several cars. Close to the house is a useful garage with an adjoining workshop.

The garden is delightful, mostly laid to lawn and enclosed by native hedging and post and rail fencing. A gravel path wraps around the house, while a well stocked flower bed with a stone surround adds interest and colour.

Beyond the post and rail fencing, the garden runs alongside one of the River Avon’s tributaries, with beautiful mature trees and native hedging providing a natural boundary. From the garden there are magnificent views across the meadows surrounding the River Avon, with plenty of nearby footpaths
from which to enjoy the surrounding countryside.

Location

It is a lovely rural setting, with the River Avon close by and excellent access to walks through the surrounding countryside and across the nearby downland. Despite the peaceful feel, Salisbury is only about three miles away by road.

Charlton All Saints has a strong village feel, centred around All Saints’ Church, with further day to day amenities available in nearby Downton and Alderbury. Downton is particularly useful, with shops, pubs, a Co op, library, doctors’ surgery, pharmacy, dentist, village hall and recreation facilities. Salisbury offers a much wider range of shops, restaurants, cultural attractions and leisure facilities.

Secondary schooling is available locally at The Trafalgar School at Downton, while Salisbury offers access to the highly regarded grammar schools, Bishop Wordsworth’s and South Wilts Grammar.
