Description
Accommodation
A convenient vestibule, perfect for shedding outdoor wear after a walk in the woods, leads into an L-shaped hallway providing access to most ground floor accommodation. The ample study/home office, offering a superb working from home base, is to the front of the house, along with the snug/5th bedroom, with triple windows looking out across the colourful gardens.
Light streams into the living room, which spans the width of the house, from the wide sliding patio doors to one side and the picture window to the other. The patio door opens to a substantial paved patio with wonderful views across the adjacent sloping meadow with mature cherry and rowan trees to the side. The character brick fireplace with inset multi-fuel burner provides a welcoming feature to this triple aspect living room.
The kitchen dining room, the heart of the house, has been cleverly designed to provide an efficient, spacious, kitchen with a wide breakfast bar separating the kitchen area from the dining area. The dining area is of ample size to contain a table to seat 8. With a feature brick wall and wooden ceiling beams, this marvellous room with French doors opening to the paved patio has wide windows looking out towards the grounds of Brodie Castle Estate. The kitchen contains high quality AEG appliances including a built-in double oven, warming drawer, microwave and hob. A double composite sink with drainer and mixer taps sits beneath the wide window looking across the enclosed rear gardens, with a free-standing dishwasher beneath. The kitchen leads through to the utility room, with access to the double garage and back garden, and ground floor shower room.
Carpeted L-shaped stairs with wooden balustrades lead to the spacious upper floor. At the top of the stairs a cleverly constructed, concealed but functional wooden stairgate, matching the banisters, has been installed.
All 4 bedrooms upstairs are double bedrooms with 3 of them south facing with superb views across the fields. The 4th bedroom looks to the west.
A large family bathroom with coombed ceiling and wooden beams, adding character, offers an ample walk-in shower, curved bath, WC with hidden cistern and wash hand basin inset to a convenient L-shaped bathroom cabinet suite.
The main bedroom, with ensuite, has a wonderfully restful ambience, with windows looking across colourful gardens and woods, to the hills. Deep, double built in wardrobes, offer superb storage. The ensuite contains a 2-piece white suite with a separate curved shower unit.
The partially floored loft space has a convenient drop-down ladder, providing great additional storage capacity.
Gardens and Outbuildings
To the front, 3 Glebe Park has a wide driveway allowing parking for multiple vehicles in front the double garage doors. Enclosed by a stone wall, there are gates to either side, leading to the rear garden.
The garden to the rear is lovely, with a sloping lawn enclosed by a low wooden fence, interspersed with fruit trees. The elevated, spacious, stone patio is immediately to the rear of the house providing a superb area for garden furniture and entertaining.
