5Please tell us about the good and bad aspects of living in your local area:
Clay is in a surprisingly lovely quiet corner of the quays given how central it is. The Lowry is a short walk away, there's a Co-op nearby for everyday essentials, and the Anchorage tram stop is right on the doorstep. Road access is equally well positioned: sitting right on the edge of the Quays means we clear the area without hitting any meaningful traffic before joining the motorway, which makes a real difference as we commute daily. Easy access to the waterfront and scenic walks/ runs are a bonus.
How has the building management responded to any problems or issues you have raised:
We haven't had any issues with the apartment itself, but the team have been present, visible and genuinely easy to deal with - a quick knock on their office door and minor things like keyfobs and parking have been sorted on the spot. Communication throughout has been excellent, which has made a real difference. Dealing with building management can be a notoriously painful experience, but it has been nothing but positive here. We moved into Clay at very short notice following a leak at our home, and the Ellen and Meg went out of their way to make our move happen quickly and smoothly. The team have clearly put a lot of work into making Clay a friendly, welcoming place to live with regular social events and news updates.
Please share one thing (or more) which you wish you had known before you moved in:
The car park which is privately owned has EV charging. Worth knowing that resident spaces are on the upper floors of the multistorey and spaces can be tight.

The area is really nice and convenient. Co-op and Sainsbury’s are very close by, and transport is easy with the tram and bus stops nearby. MediaCity and The Lowry are just around the corner, with lots of cafes and bars. It’s also a great place for walks, especially by the Quays.
How has the building management responded to any problems or issues you have raised:
Whenever I raised any issues, the management responded quite quickly and handled things efficiently. The maintenance team was especially helpful, and problems were usually resolved without much delay, which I really appreciated.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that the flat could feel a bit cold during the winter, so it’s good to be prepared for that. Apart from that, everything else was really comfortable and enjoyable.

Living in this area is genuinely excellent and deserves a five-star rating. The range and quality of local shops, restaurants, and cafés is outstanding, with everything from convenient supermarkets to diverse international dining options. There are also lovely open spaces nearby, perfect for relaxing, walking, or exercising. Transport links are very convenient, with frequent buses and easy access to trains and underground services, making it simple to get around the city. On the street itself, the environment is generally calm and well-maintained. Parking can sometimes be limited during busy hours, but it is usually manageable. Bin collections are regular and reliable, and the area feels clean overall. There is very little anti-social behaviour, and traffic noise is minimal, especially during the evenings. Overall, it’s a safe, lively, and highly convenient place to live, with a great balance between activity and comfort.
How has the building management responded to any problems or issues you have raised:
The building management has been very responsive and efficient. Any issues raised were acknowledged quickly and resolved in a timely and professional manner, with clear communication throughout the process.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that parking can become quite limited during peak hours, so it’s worth planning ahead if you have a car. Also, while the area is generally quiet, there can be occasional noise during busy times, but it’s not a major issue. On the positive side, I didn’t realise how convenient the transport links and nearby amenities would be—they make everyday life much easier. Overall, it’s a great place to live, but these small insights help set expectations.

Great location in Salford Quays, with a Co-op supermarket nearby and tram stop for trams into Manchester city centre on the doorstep. Quiet waterside location, with pleasant walks around the area. Multi-storey car parking available next door.
How has the building management responded to any problems or issues you have raised:
I was given an incorrect figure for the apportionment of rent due for a part month at the beginning of our tenancy, but subsequently billed for an unexplained amount, which was actually the correct apportionment. I queried this with the building management and the charge was withdrawn because the initial error in calculating the part-month apportionment was theirs.
Please share one thing (or more) which you wish you had known before you moved in:
No doorbell for individual apartments for visitors to use and no means of letting visitors into the building without going down and opening the front door after they have alerted you by phone.

The apartment block is right next to the tram station which makes it very convinient to get to the city centre, airport and Trafford Centre. There are many convinient shops in walking distance too. Parking is available for a fee next door. The street parking next to it tends to be full and people park at odd angles which limits and narrows the road into the area. Some even park on the curb as well which is a negative.
How has the building management responded to any problems or issues you have raised:
Yes, they have always been thorough, proper and professional, ranging from minor issues to even full maintanence issues. When an external person was swnt in to service the air conditioner, Thomas from the team made sure to be around to make sure everything was done properly and to help watch over my room.
Please share one thing (or more) which you wish you had known before you moved in:
Knowing more about how the deposit system and the pay in advanced system works would have been helpful. However, this was dealt with by the previous property management team, VervLife rather than the current team, Native Communities. Also, knowing more options or information on the Utilities bill team would have been useful during the change of companies.
