Particulars

The land at Heaton-with-Oxcliffe presents a ring-fenced block of agricultural grazing land extending in all to approximately 13.51 acres (5.46 hectares), as shown edged red on the attached Sale Plan.

The land is classified as Grade 3 under the Agricultural Land Classification and comprises predominantly productive grazing land (circa 10 acres). The remaining area, located to the direct north of Oxcliffe Dyke and bordering Mellishaw Park, comprises lower-lying ground with areas of scrub.

Directions
From junction 34, of the M6 motorway, head west along the “Bay Gateway” for approximately 2.5 miles. At the traffic lights continue straight to remain on the some road and continue for a further 0.6 miles. At the roundabout take the first exit onto Millishaw Lane. At the second roundabout, take the third exit [right] onto Lancaster Road. Continue for approximately 0.3 miles and the land will be located up the right hand side and marked by the Selling Agent’s board.
