The nearby Delamere Forest with outdoor activity centre also offers extensive walking and is ideal for mountain biking & horse riding. COMMUNICATIONS
The area enjoys excellent road links being within daily travelling distance of all areas of commerce throughout the North-West including locally the Chester Business Park, Crewe, Macclesfield, Deeside industrial park and Daresbury Science park. Also, access via M6 is approximately 12 miles, and the M56 motorway is 9 miles distant allowing for ease of travel to Liverpool and Manchester which are both served by international airports. From nearby Delamere Station there is a regular service to Chester, Stockport and Manchester, and travel to London Euston is from Hartford, Crewe and also a direct service to Liverpool.
DESCRIPTION
Fairwind is a charming detached property which has been a wonderful family home to the present owners since 1997. Constructed of brick beneath a tiled roof, the house has an attractive front façade, and is served by double glazing and LPG central heating. It enjoys an extremely private and elevated position towards the end of a no through lane, with the most wonderful views across the surrounding countryside. Indeed, on a clear day the Pennines and 4 counties can be seen from Fairwind.
The house provides well proportioned and adaptable accommodation, arranged over two floors, particularly suited to family living. There does, however, appear to be great potential to extend the house so as to take full advantage of the exceptional location and views, and the site would accommodate a larger dwelling if required. To support this, on 22nd February 2023 Planning Application 22/03665/FUL was approved (though now expired) permitting single storey side and front extensions. The proposed alterations, which included an additional garage, were to the north and east elevations, however the expansive side garden to the south could accommodate a two storey extension, subject to any necessary consents.
Internally, the layout is adaptable, well maintained and ideal for a family. However, some reconfiguring to reflect modern styles which often include a more open plan design might be considered particularly if forming part of a larger scheme. There are presently three reception rooms all accessed off a large reception hall with attractive staircase, two with firepplaces (one housing a woodburner), and all having lovely aspect into the gardens. The kitchen has been well fitted and includes extensive storage with cupboards and drawers beneath granite work surfaces, electric oven and grill, LPG hob and wonderful view from the kitchen sink. Beyond is a useful utility with back door and also housing the Worcester boiler which was replaced in around 2019.
At first floor level there are four double bedrooms, albeit one used as a study, a family bathroom and two shower rooms within the two larger bedrooms, which also have fitted cupboards/wardrobes. All bedrooms have pleasant open views, in particular the three across the front elevation of the building.
OUTSIDE
Fairwind is approached from The Ridge over a drive which leads up to the house. To the side is a lawn which is gently sloping, and a path leads around the front of the building to the side and the front door. From the front of the house, the views are quite spectacular. Alongside The Ridge is a detached garage and large parking area with independent access accommodating several vehicles. The garage (5.7m x 5.34m deep) is of brick construction with a Firestone EPDM rubber roofing membrane, with timber bifold doors and served with light and power. On 19th December 2023 Planning Application 23/00691/FUL was approved permitting extension and conversion of the garage to form holiday accommodation.
The main gardens are to the rear and south west of the house, and are predominantly laid to lawn, rising away from the house to a stone wall at the top of the bank which adjoins a field. The garden has many mature trees, notably oak, underplanted with spring bulbs providing a very scenic and attractive setting, ideal for families.
