Description

A beautifully presented historic Grade II listed detached cottage with elegant accommodation, set back in attractive gardens within this well-regarded village.

Situated within this well-regarded village, Reading Room Cottage is a beautifully restored and presented house built in 1830 of traditional Gault brick-and-flint construction beneath a plain tiled roof, with some wonderful features to include unique embattled parapets and Tudor rose-carved bargeboards.

The property was originally known as the ‘Parish room’ and built under the generosity of Henry Wilson at Stowlangtoft Hall, and it is also rumoured that Kind Edward VII once frequented these ‘reading’ rooms with socialite Lily Langtry.

The property has been subject to a thorough and meticulous restoration, with particular care and sensitivity to the original fabric and character, whilst cleverly incorporating stylish modern nuances and a sympathetic colour palette.

A large proportion of the accommodation is on the ground floor, with reception hall with flagstone floors, a superb drawing room with many architectural features of the highest quality, leaded windows, French windows to the gardens, stone fireplace, marble hearth, wood-burning stove, Kardean flooring, picture rails and door to the study with Kardean flooring. There is access into the original entrance porch, a charming space, ideal for a snug or office.

There is a hand-built kitchen shaker kitchen with granite worktop, Belfast sink, larder cupboard, opening to an impressive, largely glazed garden/dining room, octagonal in shape and with panoramic views over the gardens. There are further freestanding kitchen units with space for range cooker.

The principal bedroom is on the ground floor, tastefully decorated, with tongue-and-groove-panelled walls, exposed woodwork, walk-in wardrobe recess and en suite shower with marble tiling. Furthermore, there is a ground-floor bathroom with a stylish traditional suite with rainwater shower, as well as a utility/boot room.

On the first floor, there are two further bedrooms, both attractive, with views over the gardens and village, exposed floorboards and one Victorian fireplace with antique pine surround.

Outside
Of particular note are the wonderful gardens which retain a good deal of privacy and seclusion through all seasons, with formal lawn bordered by a myriad of specimen trees to include Cyprus, Horse Chestnut, Yew, fruit and Walnut trees, along with well-stocked flowerbeds, shrubs and climbing plants to include star jasmine, rose and wisteria. Adjoining the side and rear of the cottage is a stone and brick terrace providing delightful seating areas, whilst to the front are further formal lawns and cottage gardens, and off-road parking which leads to a garage.

Location
