Description

Stretching across three floors, this spacious Edwardian house has been thoughtfully updated under current ownership. At its rear, a wonderful extension with dual-aspect glazed doors opens out into the garden, a delightful, tree-filled space with a large decked area for outdoor dining and gathering. Set on the leafy Surrey-London border, the house lies close to Worcester Park station, where services arrive in London Waterloo in around 25 minutes.

The Tour

In front of the house is a charming front garden with period tiling and a well-stocked bed. The home’s façade rises behind, its broad windows hinting at the brightness within.

Entry is to an entrance hall with space for coats and shoes. From here is the living room, with its engineered oak floors, high ceilings and navy-blue walls. A bay with new double-glazed timber windows welcomes in a soft light, and bespoke shelving flanks an exaggerated white fireplace surround, now framing a log-burning stove.

At the rear of the hallway is the kitchen, with its quartz worktops, understated cabinetry and integrated appliances. This space gives way to a considered architect-deisgned extention by Paul Altham, the expansive space offers generous room for both sitting and dining areas. Dual-aspect glazing, a deep rooflight and aluminium bi-fold doors bring in light throughout the day. Underfloor heating runs underfoot, making it a spot to sit and admire the garden year-round. A smart utility room and a separate shower room complete the ground-floor plan.

Stairs ascend to the first floor, where there are three well-proportioned bedrooms and a crisp bathroom. The principal room is especially spacious and has a distinctive arched-shaped timber window at the front. The second bedroom is used as guest room, and a third bedroom is set up as an office with built-in storage.

A second staircase rises to the top floor, where an additional bedroom takes in elevated views over the garden. A separate WC serves this level. There is also access to a substantial boarded loft with a skylight.

Outdoor Space

Unfolding at the rear of the house, the south-west garden receives the best of the afternoon and evening light. It has been divided into a series of distinct zones: a decked terrace provides a space for relaxing, while a gravel-laid area beyond is arranged for dining. Shrubs, bushes and trees - including a bay, fig and plum - run around the perimeter, lending texture and colour through the seasons. A shed and dedicated bin store sit to the rear.

The Area

Hampton Road is a quiet residential street close to the centre of Worcester Park, which has a strong offering of shops, including a branch of Waitrose. There are also several places to eat out, including Colombo Kitchen, a Sri Lankan spot serving hopper and kottu. Several places serve coffee, including the popular The Little Coffee Club.

There is plenty of greenery nearby, including Mayflower Park Wetlands, Cuddington Recreation Ground and Nonsuch Park, a historic park with vast open grassland, ancient trees and the ruins of Henry VIII’s Nonsuch Palace. The National Trust’s Morden Hall Park is also easily reached, and Richmond Park is around 25 minutes’ drive away.

There are several schools nearby, including Cheam Common Infants' and Junior Academy, Malden Parochial CofE Primary, Dorchester Primary, Green Lane Primary, Coombe Girls’ and Coombe Boys’ Schools in New Malden, and Cheam High School.

Worcester Park station is around 10 minutes away on foot and runs South Western services to Waterloo in as little as 25 minutes, with especially frequent services at peak times. The London Underground Northern Line can be also accessed via

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.
