The Old School is a lovely period house in an attractive position in the pretty village of Tannadice, overlooking the River South Esk and to the fields on the other side. The house, which is understood to date from about 1870, was, as the name suggests, originally the village school. It is believed to have been converted to a house in about the 1960s, and is now a fine-looking harled home with a slate roof. Following an insurance claim, the house was extensively refurbished throughout the ground floor in 2024; this included new flooring, new wiring and insulation, along with replacement of most of the double glazed windows and a refurbished kitchen. Works have also been undertaken in the garden which runs from the house to the river where there is a lovely raised terrace, ideal for sitting out. There is a burn running to the side. With a dining room connecting to a good sized sitting room which links directly to the garden, it is ideal for entertaining. As well as the dining room there is a breakfasting area off the kitchen, and upstairs there are four bedrooms (one en suite), with a dressing room/fifth bedroom, so the house is also ideal for family living. Amongst other accommodation there is also a useful boot room and integral garage.

A covered front door opens to a welcoming hallway with a staircase to the first floor, wood flooring and a warming wood burning stove. Off this is a cloak cupboard with a separate WC with washbasin. Double sliding doors from the hallway open to the dining room which has a painted beamed ceiling, three picture lights, wood flooring, and double doors linking to the spacious sitting room, again with three picture lights and wood flooring, along with a fireplace with wood burning stove, two wall lights and French doors to the garden. Off this is an office with fitted shelves. Doors from both the dining room and the hallway lead to the impressive and fully fitted dining kitchen. This has wooden work tops, sink, island units and integral Bosch appliances include a dishwasher, under counter fridge, oven/grill, induction hob with extractor, along with a wine fridge. The breakfasting area links through to a utility room with a Grant boiler, plumbing for a washing machine and clothes pulley. A larder has fitted units with wooden work tops and walk in shelved cupboard, along with a hatch with attic ladder to an attic room. A boot room has fitted work units, back door and links to an integral garage with an up and over door.

The first floor landing has three wall lights and two cupboards. A partially tiled bathroom has a bath, washbasin, bidet and WC. Bedroom 1 has a lovely circular feature window looking over the river. A dressing room, which could be converted to a further bedroom, has a fitted wardrobe. Bedroom 2 is currently used as an office, while a shower room has a shower, washbasin and WC. Bedroom 3 has a hatch to under eaves storage, while bedroom 4 has a dressing area and an en suite with bath with shower, washbasin and WC.

The enclosed garden has a raised paved walkway leading to a paved terrace with a protective wall overlooking the river, which is a lovely spot to sit. In addition there is a lawn, flower and raised borders, a gate leading down to the Tannadice burn, and a doorway through to gravelled parking adjacent to the front door and garage.

Location

The Old School is situated in the small village of Tannadice, which is located between Forfar and Brechin in Angus, on the banks of the River South Esk. Tannadice is conveniently placed for the A90 dual carriageway, allowing easy access to both Dundee and Aberdeen. It is also well placed for Angus towns including Forfar, Brechin and Kirriemuir. The countryside surrounding Tannadice is fertile agricultural land, while to the south lies Finavon Hill. The Angus glens are just to the north.

Tannadice is a charming village, which is a designated Conservation Area. Primary schooling is available in the village, with secondary schooling, shopping and leisure facilities in Forfar, Kirriemuir or Brechin. Both Forfar and Brechin have new community campuses including leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Finavon, or at the High School of Dundee which has a bus service from Forfar. The Drovers Inn at Memus is a well known pub/restaurant and there is a hotel, restaurant and convenience store at Finavon.

The range of outdoor pursuits available in this part of Angus is impressive. Golf courses in the area include Forfar, Kirriemuir, Edzell and Carnoustie. Salmon and sea trout fishing can be taken on the nearby rivers North and South Esk, while the Angus Glens provide some of the best hill walking in eastern Scotland and skiing at Glenshee.

The A90 links Aberdeen with Dundee and Perth, which are readily accessible. Dundee offers all the services expected of a city including renowned cultural facilities such as the new V&A museum and two universities. There are mainline railway stations at Montrose and Dundee, including a sleeper service to London. Aberdeen Airport has a wide range of flights and there is a service from Dundee Airport to London Heathrow. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

Directions

From the A90 (Aberdeen to Dundee dual carriageway) at Finavon, some 6 miles north of Forfar and 6 miles south of Brechin, turn onto the B957, signposted Tannadice and Noranside. Continue for 1.3 miles and in Tannadice proceed round the left hand bend, and then take the first turning on the left, opposite Rose Cottage, and The Old School is immediately on the right.

If coming from Kirriemuir proceed for 5 miles on the B957 and cross over the River South Esk at Justinhaugh, and continue for a further mile. On entering Tannadice follow the road round to the left, and then take the turning on the right, opposite Rose Cottage.

River South Esk - The property includes to the medium filum of the river, and comes with trout fishing rights. The river burst its banks during Storm Babet in October 2023 and there was flood damage to the garden and ground floor. This is believed to have been the only time the property has flooded. There has since been extensive refurbishment work throughout the ground floor, including flood gates installed at access points, flood air bricks fitted, and reinforcement of the raised garden wall along the river bank, and fitting of a sump in the garden itself.

Access - There are rights of access over the unadopted private roadway in favour of the residents of Manse Lane. There is a footpath to the river, outwith the garden, shared with a neighbour.
