The Property
Peacocks Cottage is an imposing Grade II listed period cottage dating back to 17th century built in stone under a Collyweston slate roof. Immaculately presented, the quirky accommodation offers a wealth of charm and character set over different levels. Period features include exposed beams and stone work, four sets of stairs, feature fire places (including a magnificent inglenook in the sitting room) and a delightful kitchen/breakfast room with AGA. The principal bedroom has an en suite bathroom and there are two further ground floor shower rooms. Outside, the cottage is set back off Church Lane and a block paved driveway provides ample parking. A private split-level rear terrace which provides a perfect area for private entertaining.

Location
The charming conservation village of Tickencote is situated just off the A1 just over three miles North-East of Stamford. It nestles on the edge of the River Gwash and is surrounded by gentle undulating open countryside. The village comprises a mixture of houses and cottages, many of which are listed for architectural or historic reasons. The village has an impressive Grade I listed church and a near-by petrol station (just off the A1) with Londis shop. A wider range of amenities are available nearby in Casterton and Stamford.

Outside
To the front the garden is bounded by a stone wall and in the main laid to lawn. A block paved riveway provides ample parking for several cars. Leading up from the kitchen's stable doors is a private patio area with summer house, ideal as a sun-trap for summer entertaining. Leading on up further steps is a West-facing terrace and decked area to catch the evening sun's rays.

Directions
From Stamford town centre (Red Lion Square), proceed North towards Scotgate and on through the traffic lights at the crossroads. Continue on bearing right into Casterton Road, then uphill to Great Casterton. Continue through the village, pass under the A1 bridge and just after the petrol station on your right, and before joining the A1, take the turning to the left for Tickencote. Turn immediately left again into tree-lined Church Lane and the property entrance is on the left just before the church and the bend at the bottom of the hill.
