Description

HOUSE
Yew Tree Cottage is a charming Grade II listed thatched cottage, believed to date from the late 17th century with later 18th century alterations. The house has considerable character, with light timber framing, painted brick infill and a thatched roof. The back door opens into a small utility room, with a generous downstairs shower room alongside, fitted with an enclosed shower, wash basin and WC. The sitting room has an open fireplace with exposed timbers beams and a further door leading to the front hallway. The kitchen has a tiled floor and a range of floor mounted cupboards with quartz worktops. A large Rangemaster cooker with gas hobs is set within the inglenook fireplace, alongside the original bread oven. There is also a walk in pantry. From the front door, a staircase leads up to the principal bedroom on the first floor. This is a generous room with triple aspect views over the garden. The second staircase, rising from the kitchen, leads to bedroom two. This is also a well proportioned room, with dual aspect views to the front and rear of the house, and an en suite WC with wash basin.

ANNEXE
The annexe is separate from the main house and provides flexible additional accommodation. It is entered via a hallway with good storage, from which there is access to a well appointed kitchen with a range of floor and wall mounted cupboards, an electric oven and gas hob. The kitchen opens through to the living room, with a guest WC and wash basin alongside. There is also a dining room, where stairs rise to a bedroom with an en suite shower room.

OUTSIDE
Yew Tree Cottage sits within attractive, established gardens that provide a charming setting for the house. It is approached from Salisbury Road, where a gravelled parking area sits within the grounds. The garden is largely laid to lawn and interspersed with a variety of native trees and shrubs. An ornamental pond, edged by decking, creates a natural focal point within the grounds. There is also a timber framed garage and carport, with a self contained studio above, including an en suite shower room. There are also a set of useful garden outbuildings with electricity.

Location

Yew Tree Cottage is situated in Burgate, a small hamlet just north of Fordingbridge, on the edge of the New Forest National Park. The surrounding countryside is particularly attractive, with excellent opportunities for walking, cycling and riding. The New Forest, the Avon Valley and Cranborne Chase are all within easy reach.

Fordingbridge provides a good range of day to day amenities, including shops, cafés, pubs, a library, medical facilities and schooling. The town sits on the River Avon and has a strong local community, with further facilities available in Ringwood and Salisbury.

Salisbury, to the north, offers a wider selection of shops, restaurants and cultural amenities, as well as a mainline railway station with services to London Waterloo (1hr 30m approx.) Ringwood provides convenient access to the A31, while Bournemouth, Southampton and Winchester are all accessible by road.

Local leisure opportunities are varied, with walking and riding in the New Forest National Park, fishing on the River Avon and other local chalk streams, golf at nearby courses, and racing at Salisbury Racecourse. The A338 provides routes north towards Salisbury and south towards Ringwood and Bournemouth. The A31 links with the M27 and M3, giving access towards Southampton, Winchester and London.

There is a good choice of schools in the area, including Fordingbridge Infant and Junior Schools, The Burgate School and Sixth Form, Breamore Primary School and schools in Downton. Independent schools in the wider area include Forres Sandle Manor, Chafyn Grove, Salisbury Cathedral School, Godolphin, Clayesmore and Bryanston.
