Description
Description
A spacious modern village house, built to a high specification in around 2001 on the site of an older cottage. The house was constructed using many reclaimed materials including brick, stone, timber beams and some doors. The pleasing elevations are of brick and stone under a slate roof. Features include oil fired central heating which is underfloor to the ground floor, double glazed windows, extensive use of quality oak joinery including the custom made staircase, kitchen units, some floors and internal doors. There are solar PV panels with a battery, and an EV charging point.
The attractively presented accommodation offers particularly generous room sizes including a large open plan kitchen/ dining room with island unit and Aga, a choice of two main bedroom suites, and a useful studio or home office and workshop.
A covered porch and front door open into the reception hall with oak floor and understairs store cupboard. The cloakroom has a frieze of hand painted tiles. The triple aspect drawing room has an open fireplace with stone chimney breast and heavy beam over, a range of fitted bookshelves, and French doors to the terrace. There is a separate study. The family sitting room has a brick fireplace with log burner, oak flooring, and twin glazed doors to the garden room. This has windows overlooking the gardens, French doors to the terrace, and a tiled floor with underfloor heating. The formerly glazed roof has been replaced with slate effect tiles. Also approached from the sitting room is the superb open plan kitchen/ dining room with a bay window and window seat overlooking the garden. The kitchen is fitted with an extensive range of units in oak with contrasting granite and quartz surfaces including a large central island, an oil fired Aga, induction hob and oven, dishwasher and fridge freezer. The good size utility/ boot room is fitted with a sink and range of units, the recently fitted oil fired boiler, coat hanging and bench beneath, and a stable door to the garden.
A feature oak staircase leads up to the galleried landing with deep linen cupboard and a hatch with ladder to the mainly boarded loft space. The excellent main suite includes a good size bedroom with triple aspect windows with open and church views, two double wardrobes, and a refitted and fully tiled en suite shower room with glazed shower, basin with storage beneath, and a WC. The guest bedroom is also large and has built in wardrobes, and a bright and spacious en suite bathroom. There are two further double bedrooms, one with a deep wardrobe, and the family shower room, also refitted having a walk in glazed shower, basin with storage below, and a WC.
Outside
An extensive shingle driveway provides parking for numerous cars and space for a motorhome. There is a detached Cartshed double carport with pitched roof, a useful Studio/ Home Office with light, power and electric heating, and an adjoining workshop with light and power. The pretty gardens lie on three sides of the house and extend to about a third of an acre. They are mainly lawned with herbaceous borders, many specimen shrubs, a kitchen garden area with raised bed, and a Bramley apple tree. Paved pathways run around the house and connect several paved terraces from which to enjoy the gardens at different times of the day, and perfect for summer entertaining.
