Effingham Road sits within the Lee Conservation Area with Brindishe Lee primary school only a few doors down - and as it’s a school street the traffic is restricted during school hours, which keeps it quiet and gives it a genuine community feel. 

Manor House Gardens, with its pond, children's play park and Saturday farmers' market, is only a couple of streets away. 

Hither Green station is only a 10 minute walk away, with trains to London Bridge taking eleven minutes. Lee and Blackheath stations are also walkable, giving you alternatives. 

There are shops and eateries by the station so you can pick up something on your way home from Sainsbury’s. Walk five minutes further on and there’s a great choice of independent shops and places to eat on Hither Green Lane - Found Hope Store deli is a particular weekend favourite.

For older children, Blackheath High School is only 7 stops away on the 202.
