If you are looking for a house that you can grow into for the future but for now, as it is, will do for you, or you and your partner, or just a young sibling, and it's set in generous grounds both front and rear.


The possibilities to extend are there, subject to planning of course, but looking at next door, I can't see that being much of a problem, so future proofing as your family needs change over time, can all be catered for.


For now, this is a solid, two bedroom home that offers generous living accommodation alrady, so if you like entertaining friends and family, then this is a great start. There's a lounge that looks out over the front aspect and fields, a separate dining room and open plan spacious kitchen. The bathroom is located on the ground floor, there is a toilet on the first floor along with the two double bedrooms.


Located in Lloc, a small, quiet village in Flintshire that's just a few minutes west of Holywell, with a rural feel and just a minutes drive away for easy access to the A55 that takes you all around North Wales.


It's a peaceful and "sleepy" village, with scattered housing and countryside views rather than a dense centre. It sits within the Holywell area (CH8 postcode), so your day-to-day amenities are typically found in Holywell that's just a couple of minutes drive away, Or, for emergency needs, a petrol station and McDonalds, can be found at the foot of the A55, which is even closer.


It's really Handy base for exploring: Prestatyn's beach is about 8 miles, Snowdonia is under an hour away, but If you're after bustle and nightlife, you'd go to larger towns, Chester is approximately 30 minutes; if you want a calm spot close to coast, hills, and heritage sites, Lloc fits this brief.


Pulling up outside, open fields are directly in front of the house and a low level brick wall sets the boundary for the front garden. This is a generous area, laid to lawn tucked away behind the wall, with a large mature hedge to one side and a driveway to the other. Here there is parking for several vehicles, and convert the grass into tarmac, there's plenty more. At the end of the driveway that leads past the side of the house, there's a handy detached garage / workshop.


A covered porch protects the front door from the elements, and also offers a degree of protection for you when struggling to find the keys with all your shopping.


Step inside and we come to the entrance hallway that's kept nice and bright thanks to the large arch window in the front door. Although the hallway isn't the largest, it does provide a place for wet shoes and coats, with the stairs rising directly in ornt of us leading to the, you guessed it, first floor accommodation.


My suggestion to increase the size of the hallway would be, extend the porch on the outside somewhat, and then remove the existing front door to give the appearance of more space. This wouldn't cost an arm or a leg and would significantly improve the size.


A glass panel door in the hall opens into the lounge. A huge window that almost takes up the front facing wall not only lets loads of light flood in, but also offers lovely views over the fields. Solid wood effect flooring adds style and a large degree of warmth. A glass faux fire oozes style and also provides options for a more useful purpose, if you so desired. Another glass wood panelled door opens into the kitchen / dining room.


The flooring changes into a more practical and durable surface, with some lovely tiles that create an almost old country kitchen feel. Stylish floor and wall mounted kitchen units provide ample space for all of your requirements, and worksurfaces adorn three walls offering a place for all the 21st century gadgets that we've become so dependent on today. A breakfast bar protrudes out offering a place to sit and relax on the bar stools while sipping a coffee and watching chef perform.


Two windows allow the flight to flow in, while a large area provides a home for your freestanding dining table and chairs. As I've said already, if you like entertaining friends and family, this is a great place to start. A solid wooden door opens to a large understairs storage cupboard or pantry. Next to this is a glass and wooden panelled door that opens into the second porch, with yet another door, taking us to the side access and rear garden. Oh, and while on the theme of doors, there's a set of patio doors, again leading to the side and rear.


And finally, another door in the kitchen opens to a small inner hall, before another door opens to the bathroom, or to be more precise, shower room.


The floor from the kitchen continues into here, making for easy cleaning and any water spills. The pedestal sink is the first thing you see, with a large frosted window behind it that allows light in and keeps any prying eyes out. As we walk around the corner the shower cubicle becomes visible, with the ever useful toilet sitting immediately next to it. The fully serviced boiler sits on the wall, securely fixed inside a bespoke wooden boxed unit. This is a good-sized shower room, kept nice and toasty thanks to the wall mounted radiator.


Upstairs and we come to the landing, kept light thanks to the large window that looks out over the side elevation.


There are two doors that open to reveal both bedrooms, each a double, one obviously larger than the other, but both are capable of taking a double bed. The main bedroom has a fitted wardrobe with two large mirrored sliding doors, creating more space for freestanding furniture. This room offers far reaching views from the front, whereas the other looks out over the private rear garden. The dark wood effect flooring from downstairs continues all the way throughout the top floor.


The last door we enter upstairs opens into the very handy toilet. There is no bathroom upstairs, but in a two bedroom home, as long as you have a toilet, the important things are accounted for. The short walk to the bathroom, in a heated house, should cause no real problems. It also means that when you have guests over, which in this home you will have, they don't have to traipse upstairs to use the toilet, it's all down here.
