Walk just a few minutes to Peckham Rye Station for Zone 2 regular and Windrush line trains. Warwick Gardens, The Villa Nursery and The Belham Primary are close as well.

Fixed seating (avec storage) is a great touch. We love the exposed brickwork detail, too. On through and you have cellar access to your right under the stairs, and your double-aspect kitchen ahead. This is galley-style with glossy modern units teamed with wooden worktops. Large profile tiling features to the floor.
Double-glazed double doors deliver you to the garden which is in two connecting sections (lucky you: the current owner acquired a second section from the church behind). Your first area by the house is neatly decked, while the second area has faux grass.New fencing is neat and tidy. It is a very low-maintenance outside space; you can concentrate on your BBQ and catching those day-long rays.
Up to the first floor and you will first find an oversized bathroom with separate shower (with over-sized showerhead) and contemporary sanitaryware plus under-basin drawers. In addition to the double-glazed casement window, a Velux window is set in the roofline ceiling: nice touch!
Then from the main landing you have a double bedroom resting to your left (of over 10 feet by over 8 feet), then your large principal bedroom is across the front (this is over 14 feet by over 13 feet). Both bedrooms have exposed brickwork/chimney breasts like downstairs, and smart sash windows.
A bonus space with flexible use (guest sleeping, home office, music or hobby room?) is in the former loft, of 15 feet by over 12 feet.
What a spot to call home. Bellenden Road and Rye Lane are close for all manner of places to eat and drink. Our favourites include Ganapati, Artusi, Petitou, The Montpelier, The Victoria Inn and The Begging Bowl. In the warm months, go vertical for Peckham's multiple roof top bars. Rye Lane is also home to Peckham Plex Cinema (for £5.99 movies). For more options, Camberwell and East Dulwich are close.
Parks? Warwick Gardens, Peckham Rye Park and Common, Lettsom Gardens (with allotments), and Ruskin and Burgess Parks are all local.
