Description
Delphi Hall is a fascinating detached residence which is conveniently located in the heart of the highly desirable coastal harbour town of Seaton. It sits within a level walk of everything that the town has to offer and the long beach and esplanade along which there are beautiful walks and wonderful views. Delphi Hall was built in the latter part of the 20th century and is of traditional brick construction with rendered elevation to the rear courtyard under a slated roof which has been replaced within the last decade. It was the former Seaton Christadelphian Hall and served the community for around 40 years. Following a very thorough programme of restoration and refurbishment, it now offers an exceptional contemporary home which beautifully blends the generous proportions of the former hall with a bright, modern interior which exudes quality and style.
Delphi Hall has some superb features and the main living room certainly has the wow factor with its extensively fitted and very well-equipped kitchen with large Rangemaster cooker, Franke tap and sink, Ash spiral staircase and vaulted sitting/dining area which has a huge window to the front gable and ornate chandelier. The kitchen features a large island with quartz worktops and a breakfast bar, integral appliances and Karndean flooring. Other notable features include the column radiators and the beautifully appointed bath/shower rooms, all featuring rainfall shower heads, with the three bedrooms benefitting from a luxury en-suite. The spiral staircase leads to a large landing suitable for an office area if required.
The property was greatly enhanced with efficiency in mind and was extensively insulated, rewired and replumbed, with a new central heating system and Vaillant gas boiler with a 10 year guarantee, as well as installing double glazing. This has resulted in an excellent energy efficiency rating of ‘C’ which is unusual for a property of its age and size. Integrated smart home features including app-controlled heating are available at the property. Delphi Hall has a small enclosed courtyard to the rear which is accessed through the utility room. This is a part sheltered and private area with room for a table and chairs for alfresco dining.
SITUATION.
Delphi Hall is conveniently located in the heart of the popular coastal town of Seaton within a short walk of the beach and amenities which include some lovely independent shops and eateries, supermarkets, banking hub, doctors surgery and primary school. There is a golf course nearby in Axmouth which has a harbour and yacht club and many breathtaking walks over the World Heritage Jurassic Coast close at hand.
Seaton Tramway operates a narrow gauge heritage tram between Seaton, Colyford and Colyton in East Devon's glorious Axe Valley, travelling alongside the River Axe estuary through two nature reserves and giving an unrivalled view of the abundant wildlife. The renowned Colyton Grammar School, one of the country's top mixed state schools is situated about 2 miles away on the outskirts of the country village of Colyford.
The market town of Axminster is approximately 7.5 miles to the north-east and has a good variety of shops, schools and leisure facilities and a mainline rail link to London Waterloo. The Cathedral City of Exeter lies about 26 miles to the west and has excellent shopping and sporting facilities, theatres, art centre, mainline express rail link to London Paddington, international airport and M5 access.
It is worth noting that Delphi Hall does not have allocated parking, but EDDC permits costing £132pa are available at The Orchard Road Car Park which is about a 3-minute walk away. There is also street parking available on the neighbouring roads.
