The Old Smiddy, Tigerton, Menmuir, By Brechin is a most attractive south facing country cottage, with secondary accommodation and a paddock, situated at the foot of the Angus hills, yet only 4 miles from the A90. Believed to date from the 1890s, as the name suggests the property was originally a cottage and blacksmith’s smithy, and was acquired by the sellers in 1986. The family then set about renovating the cottage and extending into the former outbuildings, and further extending in 2006. As such it is now a lovely three bedroom cottage, with a sitting room and an open plan kitchen/living room. The bothy, which is believed to be of a similar age, was extended in the early 1990s, and is now a charming one bedroom property, ideal for holiday letting or guest accommodation. The Old Smiddy sits within its own pretty gardens, with the bothy being surrounded by the paddock, with a ruin at the back, which could have development potential, subject to the necessary consents. In 2011 solar panels were fitted to The Old Smiddy, reducing running costs and producing a useful income. Both properties are double glazed.

The garden at The Old Smiddy is mainly lawns, and sheltered by a high hedge, with a drystone wall at the roadside. The attractive cottage is stone built, with a slate roof, and there is parking adjacent to the garage. A separate access leads to the paddock and bothy to the rear. A front door opens to a hallway. To one side is the sitting room, while to the other is the open plan kitchen/dining/living room, with a warming wood burning stove. The fitted kitchen has units with a slimline Zanussi dishwasher, sink, Zanussi double oven cooker and a Lec fridge. There is ample space for seating and dining. A hatch with an attic ladder leads up to an attic room with access to roof space, and to a floored loft. Behind the kitchen is a utility room with units with a sink, Zanussi washing machine, Electrolux chest freezer and storage cupboards; along with a WC with washbasin; and a wooden rear entrance porch with a back door and store. On the other side of the hallway the sitting room has a fireplace and fitted shelves. Beyond is a bedroom passageway with three wall lights, a cupboard housing a Potterton boiler, and a door to the garden. There are three bedrooms with bedroom 1 having fitted wardrobes with a washbasin, while bedroom 2 also has a washbasin. The family bathroom has a bath, washbasin and WC, while a shower room has a shower, washbasin and WC.

Outside there is a wooden garage/store with a slate roof, concrete floor, power and light. At the back of the house is a lean to wooden log shed and a store.

The bothy, again stone built with a slate roof, has a paved terrace. The living room/kitchen has a fireplace with woodburning stove, and kitchen units with plumbing for a washing machine, sink and Flavel cooker. There is a hatch with an attic ladder to an attic room with access to floored roof space. Off the living room is a partially tiled bathroom with bath with shower, washbasin and WC, and a bedroom with fitted wardrobes. There is a lean to wooden shed.

The paddock is fenced and watered. At the top is a stone ruin.

Location

The Old Smiddy is situated on the edge of the small hamlet of Tigerton, just to the east of Menmuir, near Brechin. It enjoys views to the south, yet is only some 4 miles from the A90 dual carriageway. To the north are the Angus glens and hills, while to the south is Strathmore. The property is therefore ideally situated for those who wish to enjoy the range of outdoor pursuits offered in Angus. The Angus glens offer some of the best hill walking in eastern Scotland and skiing is available at Glenshee. Salmon and sea trout fishing is available on the nearby North and South Esks or the West Water. Close by are the Brown and White Caterthuns, two Iron Age hillforts. From Edzell the scenic Cairn o’ Mount route gives access to Deeside. There are fabulous sandy beaches at Lunan Bay and St Cyrus.


The nearby town of Brechin provides primary and secondary schooling and a range of business and leisure facilities. There is a swimming pool at the new community campus and High School. The attractive and popular village of Edzell is close by and has a modern primary school with a nursery, together with good local shops, a modern health centre and two hotels including the Glenesk Hotel which has a swimming pool and spa, along with renowned 18 and 9 hole golf courses and a driving range. Other golf courses in the area include Brechin and the championship course at Carnoustie. Further afield, more extensive shopping and business services are found in Forfar, the county town, and in Montrose. Forfar also has a leisure centre. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Finavon and Brechin, and at the Dundee High School, with a bus service from Forfar. The Drovers Inn at Memus is a well known local pub/restaurant and there is a hotel, restaurant and convenience store at Finavon, on the A90.


Despite its rural location The Old Smiddy is not remote. The A90 links Aberdeen with Dundee and Perth, ` making the major cities of Aberdeen and Dundee, with all their amenities and services, readily accessible. Dundee is renowned for its cultural facilities including the V&A museum. There are railway stations at Montrose and Laurencekirk on the east coast mainline with regular services to Aberdeen and the south, including a sleeper to London. Aberdeen Airport provides a range of domestic and European flights and is easily reached by the Western Peripheral Route.

Directions

From the A90 (Dundee to Aberdeen dual carriageway) about 2 miles south of Brechin and 3 miles north of Finavon, turn on to the road signposted to Careston. After some 3.5 miles turn right. Proceed through Kirkton of Menmuir and at the war memorial turn left, signposted Edzell, and The Old Smiddy will be seen on the left.

Alternatively from Brechin take the Cookston Road signposted to Kirkton of Menmuir and Little Brechin. Proceed through Little Brechin following signs for Menmuir, and after a further 3 miles turn right at the war memorial, signposted Edzell, and The Old Smiddy will be seen on the left.
