Description

Situated in the heart of Burnham Market close to The Green and village centre, this attractive cottage of character has been extended and improved to provide very comfortable accommodation and the property also benefits from lovely mature gardens.

The well appointed accommodation includes sitting room with fireplace, well fitted kitchen, breakfast/dining room, bathroom and two double bedrooms. The Haven also benefits from modern electric heating and quality double glazing, including a stable front door.

The rear garden is an absolute delight, being very mature with inset specimen trees and comprising flagstone patios, brick pathways and raised vegetable beds. There is also a timber garden shed. The garden is partly walled with the remainder of the boundary having picket fencing.

Agents Note; As is often the case with a terrace of period cottages, the neighbouring cottage to the west of The Haven has a pedestrian right of way, for bins and garden waste, across the back of The Haven, as does The Haven over the neighbouring property to the east.

Burnham Market is a beautiful, traditional village close to the North Norfolk coast, offering a full range of shops, including numerous independent boutiques, a Post Office, antiques shop, jewellery shop, garage, butcher, fishmonger, wine merchant, deli, bakery, and doctors’ and dentists’ surgeries. At the heart of the village is a fine parish church, with a selection of pubs — including the famous Hoste Arms hotel — and excellent restaurants such as Socius and No. 29. The village centre is arranged around a picturesque green, surrounded mainly by Georgian houses, in what is widely regarded as one of Norfolk’s most desirable locations.

The Burnhams comprise six villages along the North Norfolk coast, an Area of Outstanding Natural Beauty, with miles of unspoilt beaches, wild salt marshes, and creeks punctuated by small, historic harbours. Wells-next-the-Sea lies five miles to the east, accessible via the spectacular Holkham Estate, while to the west, Brancaster Staithe offers excellent sailing and watersports opportunities.

Mains water, mains drainage and mains electricity. Electric heating. EPC Rating Band TBC.

Borough Council of King's Lynn and West Norfolk, King's Court, Chapel Street, King's Lynn, Norfolk, PE30 1EX. Council Tax Band C.

GROUND FLOOR

A replacement double glazed stable front door leads to the cosy but spacious, front aspect, sitting room with ornate cast iron fireplace and then through to the well fitted country style kitchen with an 'L' shaped range of hand painted units in shaker styling. Off the kitchen is a lovely breakfast/dining room with aspect over and access to the garden and a generous, fully tiled bathroom with over bath shower. The staircase to first floor is accessed via a pine panelled latch door.

FIRST FLOOR

A compact landing with loft access affords access to both bedrooms. Bedroom one, a generous double, has front aspect and a feature fireplace, while bedroom two, also double in size, has a lovely rear aspect over the garden.

OUTSIDE

The partly walled, mature, cottage style rear garden has an informal feel with brick pathways connecting flagstone patio areas and raised vegetable beds plus inset mature specimen trees. There is a timber garden shed and picket fencing to boundaries.
