Description

There is a particular quality that the best renovations share. They do not announce themselves. They simply make a home feel exactly as it should, as though nothing was ever out of place.

Auchmillanhill Farmhouse has that quality.

Dating from around 1800, this is a traditional Ayrshire farmhouse in the truest sense. Stone walls, a slate roof, honest proportions and a setting in open countryside that slows things down the moment you turn off the road. Hodge Developments have renovated it with the care and ambition the building deserves. What you find inside reflects that. A home that feels complete.

Two log-burning stoves, in the sitting room and the kitchen are perhaps what will stay with you longest after a viewing. They do something for a house that no specification can fully capture. They make it feel lived in and loved before you have even unpacked.

The accommodation runs to over 2,000 square feet across two floors. Ground floor: an entrance vestibule, a wide hall, a sitting room with real presence, a large kitchen, a versatile room that works as a bedroom or a home office, utility room, shower room and WC. First floor: four bedrooms and a bathroom. It is a house that will grow with a family and ask very little in return.

To the rear there is a lawned garden with a generous patio. A further lawned area sits to the front alongside monobloc parking, with an EV charging point to be installed.

Mauchline and the Surrounding Area

Mauchline is one of those East Ayrshire towns that rewards people who take the time to understand it.

It was here, at Mossgiel Farm on the edge of the town, that Robert Burns lived between 1784 and 1788, widely regarded as the most creative and productive period of his life. It was here that he wrote To a Mouse, met and married Jean Armour, and prepared the Kilmarnock Edition that changed the course of Scottish literature. The Burns House Museum on Castle Street, where Burns and Jean Armour lodged, holds a collection of national significance. Poosie Nansie’s, the inn that inspired The Jolly Beggars, still stands opposite the old churchyard. This is a town with real depth to it.

For everyday life it is a practical and pleasant place to be. When you need more, Ayr and Kilmarnock are both a short drive. Glasgow is well within reach, with rail connections from Kilmarnock and Auchinleck for those who commute.

The Development

Auchmillanhill Farmhouse is the first completed home within Auchmillanhill Farm, a small and carefully considered development of individually designed country properties being brought forward by Hodge Developments.

The farmhouse sits at the centre. Around it, four further homes will follow. Plot one, a three bedroom home, is already reserved. Plots two, four and five will each offer four bedrooms, with differing sizes and layouts that give each home its own character. For buyers with family in mind, or those simply drawn to the idea of being part of something built with real care from the outset, it is worth knowing that these plots remain available.

Building work will continue on the wider site. Communal areas, including shared parking to the front, will be subject to a Deed of Conditions currently being prepared by the sellers’ solicitors. Prospective purchasers are encouraged to satisfy themselves fully on the development context before proceeding.

Please note that the CGI's and renderings of the wider development and new properties have been provided by the developer. These are indicative only and are subject to change pending final design and finishes.
