• Satisfy the affordability assessment carried out by our appointed Independent
Financial Advisor, using no more than 45% of their net monthly income (minus
commitments) on their housing costs.
• Satisfy the compliance checks which is an important step to ensure we meets the
necessary standards and regulations
They will need to provide the following documents to our appointed Independent Financial
Advisor. If they are buying with a friend or partner, we will need copies of their documents
too:
Photo page of valid passport (and visas if applicable).
Payslips covering the last six consecutive months and latest P60 for employed
applicants or the last three years of audited accounts and SA302 forms with
accompanying Tax Year Overview from the HMRC for self-employed applicants.
Itemised bank statement covering the last six consecutive months. This should
show salary and rental payments.
Proof of savings or gift accompanied by evidence of available funds that must be
sufficient to cover buying costs and a mortgage deposit.
Current loan and credit card statements covering the last six consecutive months (if
applicable).
Two proofs of residential address e.g. utility bill, council tax bill, driving license etc.
