Located at the foot of the Mendip Hills with miles of fabulous walking, Draycott is just a couple of miles from the popular larger village of Cheddar, which has further facilities, including a senior school, supermarket, restaurants, cafés, and bars.

Description
A charming, traditional, village house with spacious and versatile accommodation, including a generous kitchen/dining room. A particularly appealing feature is that all bedrooms have excellent views over the village to farmland and the Quantocks in the distance. The small but perfectly formed front garden, enclosed by a traditional stone wall, with a south facing terrace, is an opportunity to create a charming, manageable, cottage garden. The garage and parking tick the final two boxes in the super, very appealing property.

Accommodation
The front door opens to a welcoming hallway with flagstoned floor, under the stairs is open and is a handy storage space, there is also a neat cloakroom tucked away on left. The large kitchen/dining room is perfect for family get-togethers or socializing.  It has a range of shaker style fitted units with a classic timber work surface. There is an integrated dishwasher, Belfast sink and range cooker with extractor above and plenty of room for a table and chairs and even a sofa if required.

A spacious utility/boiler room is located beyond the kitchen, it has plenty of space for shelving plus a washing machine and fridge freezer.

The rest of the living accommodation is to the right of the hallway, comprising of a sitting room with stunning marble fire surround with open fire and south facing sash window to the front, overlooking the garden. Beyond the sitting room is a snug/4th bedroom which has an attractive fireplace as well and also benefits from a large sash window overlooking the garden.

Upstairs, the original floorboards have been exposed and sanded, and there is a broad, sunny, triple aspect landing with plenty of space for working/studying or perhaps just a quiet corner to read in.

All 3 bedrooms are generous doubles with excellent views to the south over farmland to the Quantocks in the distance. The principal bedroom has an ensuite shower room and there is also a family bathroom.

Outside
A gravel driveway provides parking for one vehicle in front of the single garage, there is plenty of additional on-road parking should you need it. The garage has electricity and it is a good size (the oil tank is located at the back). Steps rise to the garden which is in front of the property. This is a very charming enclosure area, ideal for those with limited time.  A path leads between two beds to a paved terrace in front of the property.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.
Sometimes we can negotiate an agreement to suit both sellers and buyers.
