Description

An exceptional lifestyle residence, set within two acres of mixed grounds, with spectacular coastal and mountain views, all situated a short distance from amenities and the beach.

A Rare Balance of Privacy, Beauty and Connectivity

Occupying an enviable, elevated position amidst some of North Wales’ most breathtaking scenery, Path Acres is a remarkable lifestyle residence offering an increasingly rare combination of peace, privacy and convenience. Surrounded by approximately two acres of grounds and enjoying far reaching panoramic views towards the Carneddau Mountain Range, Conwy, Deganwy Marina, Puffin Island, Anglesey and the coast beyond, this is a home designed to embrace both it’s extraordinary setting and modern family life.

Despite its wonderfully secluded feel, the property remains exceptionally well connected, offering easy access to the North Wales coast, Snowdonia, Chester and an excellent range of local amenities, schools and transport links. It is this effortless balance between tranquillity and accessibility that first captivated the current owners and continues to define the unique lifestyle on offer here.

From the moment you arrive, there is an unmistakable sense of calm. The ever changing views, the open skies and the surrounding countryside create an atmosphere that feels both restorative and inspiring, whilst the versatile accommodation provides flexibility for modern living, income potential, multigenerational occupation, entertaining and home working alike.

Light Filled Interiors Designed Around the Views

The property immediately impresses with interiors that feel bright, welcoming and wonderfully connected to the landscape beyond. Large windows throughout frame spectacular outlooks from almost every room, drawing the outside in and ensuring the surrounding scenery remains a constant feature of daily life.

An inviting entrance hall sets the tone for the accommodation and leads into the central hallway which connects the principal reception rooms. A useful ground floor shower room also incorporates laundry facilities, adding practicality to the thoughtful layout.

The overall feel of the home is one of relaxed sophistication, which is spacious, but comfortable.

A Garden Room Made for Every Season

Without question, one of the most captivating spaces within the home is the garden room. Flooded with natural light and perfectly positioned to overlook the gardens and surrounding countryside, this exceptional reception space has become a true heart of the home.

The current owners describe spending countless hours here throughout the summer months, enjoying the sensation of outdoor living regardless of the weather. Expansive picture windows frame the changing seasons beautifully, creating a wonderfully peaceful environment for morning coffee, family gatherings or simply relaxing whilst immersed in the scenery.

It is a room that effortlessly captures the essence of the lifestyle Path Acres provides.

Elegant Living and Entertaining Spaces

The principal living room combines warmth, character and comfort to superb effect. A handsome fireplace with wood burning stove creates an inviting focal point, whilst parquet flooring and generous windows add both charm and natural light.

An opening to the Dining Room creates a flowing arrangement perfectly suited to entertaining both formally and informally. Sliding doors open directly onto a paved terrace, extending the entertaining space outdoors and providing the ideal setting for summer dining against the backdrop of the surrounding mountains and gardens.

A Kitchen with Exciting Future Potential

The kitchen breakfast room is both functional and beautifully positioned to maximise the spectacular outlooks. Fitted with a range of quality units, quartz work surfaces, built in Neff ovens, one of which is also a microwave, and hob together with a Bosch dishwasher. The kitchen offers excellent day to day practicality whilst remaining perfectly connected to the surrounding living spaces.

Importantly, the current owners have commissioned plans for a number of striking additions, designed to enhance the property further and connect the main house with the annexe, presenting an exciting opportunity for future owners to create an even more impressive contemporary living environment should they wish. The plans had been sought for further development leaving opportunities for any new owner to develop as they require, subject to the relevant planning and building consents.

Flexible Accommodation for Modern Family Living

Versatility is a defining feature of Path Acres. The accommodation has been thoughtfully arranged to adapt effortlessly to changing family requirements and lifestyles.

A ground floor double bedroom offers excellent guest accommodation or potential for multigenerational living, particularly when combined with the neighbouring snug which provides another cosy retreat with stunning views across the surrounding landscape.

To the first floor, five individual bedrooms are served by a family bathroom and separate WC, there is potential to create an additional bathroom or en-suite in one of the bedrooms. The generous number of rooms allows tremendous flexibility, with options for home offices, dressing rooms, hobbies spaces or playrooms depending on the needs of the next owners.

A Stunning Annexe with Tremendous Potential

One of the property’s most exciting and valuable features is undoubtedly the beautifully designed annexe. Perfectly suited for dependent relatives, guest accommodation, holiday letting or integration into the main residence, this exceptional additional space significantly enhances both the flexibility and appeal of the home.

The generous open plan living area features large sliding doors which create a seamless connection with the outdoors whilst perfectly framing the spectacular mountain views. A rear kitchen serves the living space, creating a highly practical and independent environment.

To the first floor, the impressive principal bedroom suite enjoys remarkable elevated views stretching towards Conwy, Puffin Island and beyond. A spacious walk in wardrobe and adjoining ensuite complete the accommodation, whilst sliding doors open directly onto a private balcony, an extraordinary vantage point from which to appreciate the beauty of the surrounding coastline and countryside.

Two Acres of Grounds and Endless Lifestyle Appeal

The grounds extend to approximately two acres and are perfectly designed to complement the lifestyle this wonderful property provides. Sweeping lawns, mature planting, paved terraces and numerous areas for relaxation and recreation create an environment equally suited to entertaining, family life or peaceful retreat.

The owners fondly describe years spent camping beneath the stars, hosting birthday celebrations, enjoying rope swings, hide and seek adventures and evenings gathered around the fire pit, a reflection of the joyful and memorable lifestyle this home has enabled.

A recently cleared section of the grounds now presents a superb blank canvas for future owners to shape according to their own vision, whether that be additional lawned gardens, a children’s play area, productive kitchen garden, location for greenhouse or even a polytunnel.

Tucked discreetly within the grounds lies a former grass tennis court, offering exciting potential for reinstatement or alternative leisure uses which could enjoy magnificent valley views.

An Exceptional North Wales Lifestyle

Path Acres offers far more than simply impressive accommodation it delivers a truly enviable way of life.

Beautiful beaches including Rhos-on-Sea are within easy reach, whilst the mountains and walking routes of Eryri National Park provide endless opportunities for outdoor adventure. The historic town of Conwy, the marina at Deganwy Marina and the wider North Wales coastline all contribute to the exceptional lifestyle on offer.

Yet perhaps what makes this home truly special is the feeling it creates. A sense of escape without isolation. Space without compromise. Quality without pretence.

Path Acres is not simply a property it is an extraordinary lifestyle opportunity in one of North Wales’ most spectacular settings.
